real estate agents: 5 Things Nobody Ever Told Me About Selling Real Estate - 10/12/16 11:46 AM

When I was a little girl, I used to see all of these well-dressed women driving fancy cars and putting up For Sale signs in my neighborhood. So, I got this idea in my head that real estate is just putting up a few signs, checking out a few homes, holding and attending a few open houses, and waiting for the offers to pour in.
The funny thing is that this same perception is still around today. The good news is I didn’t get into real estate because it looked like a glamorous career choice. In fact, I started helping my husband’s … (6 comments)

real estate agents: 7 Ways to Set Lots of Buyer/Seller Appointments - 05/25/16 12:26 AM
Real Estate Coach Bernice Ross advises agents to begin each day by thinking, “Who is closest to the money?” When you keep in mind those individuals who are “closest to the money,” she states that you will see an increase in your closings. What Ross means by this is that when prioritizing your daily calls and contacts, it is always a good idea to think about which of your leads that is closest to an actual sales closing.
If you have an active buyer who has gone on several showing appointments and is searching the Internet looking at homes each night, than … (35 comments)

real estate agents: Here's How to Create the Best Real Estate Team - 05/02/16 03:32 AM
Do you have preferred partners? Do you have a great real estate team or are you interested in putting together a team? Do you have people to whom you continually refer business—people you already consider to be part of your team? I’m talking about mortgage lenders, accountants, attorneys, title companies, insurance agents and settlement (or escrow) companies among others.
Your preferred partners can make or break your business.Specifically, if you refer someone and your preferred partner doesn’t perform, then it reflects poorly on you. On the up side, if the preferred partner is rock solid and does a stellar job, then you … (0 comments)

real estate agents: Not Enough Buyers Attending Your Open House? Try These Tips - 04/18/16 02:04 AM
An open house is one of the oldest and easiest ways to meet prospective homebuyers and home sellers. In theory, all you do is throw a few yard signs around the neighborhood, unlock the door, and the buyers and sellers come flocking in like people to a giveaway. But, the truth is that it isn’t quite so easy—is it? On weekends during the spring and summer, folks have sun on the brain—vacation, trips to the beach, and bike rides. Unfortunately, your next open house may not be on their mind. Have you ever held an open house and been the only … (40 comments)

real estate agents: Seller Objections - What Agents Need to Know - 02/29/16 09:27 PM
You’ve gotten the call. Some folks in your neighborhood farm want to list their home for sale, and they want you to come over for a consultation. So, you’ve set up the appointment and now you’re counting the weeks until you get your commission check. Not so fast. Those sellers haven’t even signed the listing agreement.
If those sellers have also contacted 4 other agents, you may only have a 20 percent chance of obtaining the listing. The good news is that there are many ways to increase your chances of obtaining the listing. Therapist and Social Psychologist Wendy Lipton-Dibner states that … (20 comments)

real estate agents: Get Clear: Who Pays What in a Real Estate Transaction - 02/29/16 09:27 PM
At my office, I see lots and lots of contracts, and many agents tend to make the same mistakes. We all like to think that we are perfect. But, the truth is that with the California Association of Realtors® contracts being so sophisticated and changing all the time, agents often don’t yet know about the latest document added to the system or a new sentence added to an old form.
Most recently, we have seen a string of Residential Purchase Contracts with phrases such as “Selling agent to pay home warranty” or “Listing agent to pay transaction coordinating fee.” It’s great that agents … (3 comments)

real estate agents: Why the Silent Treatment Helps to Make a Sale - 02/16/16 01:39 AM
As a real estate professional, it is important for you to connect with clients, prospects, and affiliates. Meaningful connections usually mean more transactions in your sales pipeline. So, when you are in the moment, you don’t want anyone to feel as if anything is more important than the person in front of you. When you demonstrate that you are listening, it helps to cement these relationships, to learn, and, as a result, to be more efficient in helping clients and customers.
How to “Listen” Clients into BuyingIn general, the sales person gets a bad rap. That’s because many sales professionals tend to … (5 comments)

real estate agents: 6 Ways Real Estate Agents Can Derail the Deal - 12/04/15 12:56 AM
While the general public may believe that anyone with a luxury car or a designer handbag can sell a home, unfortunately it’s just not that easy. To effectively identify consumers who are ready, willing, and able to buy or sell involves a great deal of skill—not only in putting together a transaction, but also in assuring that the transaction gets to the closing table. While it’s true that both buyers and sellers can cause a good transaction to run amok, so too can the real estate professional.
Here are the 6 most common ways that agents can derail a deal:Overselling, Not Listening. … (57 comments)

real estate agents: Looking for the Best Times to Post on Social Media? - 10/12/15 08:27 PM
I’m not sure if you’ve noticed it, but there are definitely certain times of day or night when you get better interaction on social media. And, the times that you get better interaction on Facebook may not be the same times that you get lots of likes on Instagram or retweets on Twitter.
Since the goal of real estate agents on social media sites is to get some interaction and engagement, not only do you want to create or share compelling content, but you probably also want to share that content at the most opportune times of day or night. Lots of … (5 comments)

real estate agents: 5 Possible Reasons You Didn’t Get that Listing - 10/05/15 11:57 PM
You set up an appointment to meet some prospective sellers to discuss the sale of their home. You arrive. Mrs. Seller opens the door and you shake hands. She invites you in and ushers you into the living room. Seated on the sofa are two people—two other local agents who are competing with you for the very same listing. Imagine that this happens to you. You are in a position where you need to compete against others and… they are sitting right next to you in the very same room! What will you say? What will they say? How will you be … (9 comments)

When you work on commission, sometimes your budget can be a little tight. Income can ebb and flow. When it’s ebbing, there is nothing worse than a delayed closing—except perhaps a cancelled one.
There are a number of things that can really “screw” your next closing. Here’s a list of the top five things that will blow your next closing. Do yourself a favor, and make sure to avoid these—if you can.
Buyer cannot qualify for a loan. Seller has accepted the offer but the buyer cannot close. Perhaps the pre-qualification letter was not worth the paper that it was … (2 comments)

We are still in the first month of the year. That means that you are probably still super-pumped about meeting your goals. No doubt you are still making it to the gym on a regular basis, and you probably have not yet run over to the The Cheesecake Factory for Oreo® Dream Extreme Cheesecake or Toasted Marshmallow S’mores Galore. With all the temptation and distraction out there, it is more difficult than ever to stick to a plan and meet your goals.

real estate agents: Agents, What Can You Do Over the Holidays to Get 2014 into High Gear? - 12/11/13 10:30 PM
The San Diego Daily Transcript asked me to share my thoughts on the following questions. I’ll share mine. What I’m asking is if you will do the same in the comments section of this post.
Here’s the question: The holidays are a historically slow time for the market. As an agent, what do you do during this time? If it is slow, what do you do to keep yourself busy?
The holidays are generally a slower time in the real estate business, and this year appears to be no different. Here are a few ways for real estate agents to see … (4 comments)

real estate agents: When Real Estate Agents Need to Bring the A Game - 11/21/13 08:42 AM
I was recently involved in a very unpleasant situation. I hired a carpet and tile cleaning company to come into my home and clean things up a bit. Although we had never used this particular company before, they came recommended. They come in; they quote the price; they get started. The project takes longer then they anticipate, and they will need to finish up the following day. However, since the company applied their chemicals at the beginning of the project, those chemicals “sat” on the flooring for six or eight hours and, as a result, created thousands of dollars of damage. … (4 comments)

real estate agents: How the Government Shutdown Affects Homebuyers, Sellers, and Agents - 10/15/13 10:21 AM
As you probably already know, the Democrats and Republicans are still unable to resolve their differences with respect to their fiscal plan and Obamacare and now the government is shut down. This shutdown comes at an unfortunate time: just when the economy is finally showing some signs of improvement.
CNN reports that government shutdowns are quite costly. “Federal agencies have to use up time, energy and resources to plan for one. Shutting down and then reopening the government also costs money… According to the Congressional Research Service, the two previous shutdowns—in late 1995 and early 1996— cost the country $1.4 … (2 comments)
