As many know, I receive many referrals from my competitors and loan officers that are with banks and credit unions. No different, I refer to them, when I think they can do a better job than I can.

The power of social media is truly amazing. I was just notified by Linkedin, that out of the 200 million subscribers, my profile was viewed in the top 1% of all participants.
 
 
I can tell you, it doesn’t just happen on its own, it takes a lot of effort, but the results continue to be outstanding. My referral partner base continues to expand and I use Linkedin constantly, when I am looking for a business or person to refer  clients.

The last time I bought a lead or wrote an ad was 1996. From that time on, I built a referral based mortgage practice. Having said that, one of my loan officers buys leads which produces over 90% of his revenue. He has been with my company over a dozen years and is extremely successful.

For the last 15 years, all my goals have had nothing to do with how much money I’m going to make, they have to do with how many referral I am going to give out for the year. Let me share a few examples for my 2012 goals, but know that I have many more categories.

I see proof each and every day. I am doing between 6-7 mortgage application per month that come directly from blogging and social media. I would never have believed it in a million years. The main reason that folks will always comment its the recommendations.
 
On my Linkedin page there are over 100 recommendation. I am in the process of totally rebuilding our website so that prospective clients can connect the dots between all my social media venues and the website.

25% of my mortgage practice today, are referrals that come directly from banks or credit unions. Over 90% of these referrals turn into a successful mortgage approval.
A couple of months ago, I received a call from a loan officer, that has been referring clients to me for many years. She told me, that she received a gift from a client, that she referred to me a few months earlier. She told me, that is a first for her.

It is amazing to me, that someone that was so resistant to social media and blogging is now occupying 7 hours of my time, per week, but why?
The simple answer, it is very productive and a very good use of my time.  A recent blog that I wrote which was political in nature, has had over 100 comments. Trust me, they weren’t all complimentary, but that doesn’t matter to me. I have often said, I don’t care if people are saying good things or bad things about me, just as long as they are talking about me.
