active rain: 5 fastest ways to fail in real estate - 09/10/15 12:39 AM
5 fastest ways to fail in real estate are self explanitory.  I humbly insert solutions to each and every fail point in hopes we can all be better at our jobs.  As one famous Patriot has said, "Do your job."
Number 1; Don't be grateful for the opportunity and the responsibility of consulting, advising and assisting your neighbors with their real estate transactions.  (You are blessed with an abundance, be grateful, feel that and act accordingly each and every day.)
Number 2; Continue to complain on a daily basis. Better yet, see who else you can sidetrack with innane drivel about you and … (11 comments)

active rain: Active Rain Meetup-Opportunity for Growth - 04/22/15 07:49 PM
Active Rain Meetup-Opportunity for Growth.  I have been an active blogger for many years. I have had the privlige to serve this Active Rain community as one of it's Ambassador's for many years as well.  I am often asked by non members about blogging and Active Rain. What are the benefits, how much time does it take, do you really get referrals are just some of the questions?  In blogging as in all aspects of real estate you will never know how successful a strategy is for you until you take the first steps.  It is just like farming an area, … (12 comments)

active rain: ActiveRain Traffic Skyrockets Over 65% In The Last Three Weeks - 07/10/14 10:54 PM

It is very exciting to be part of the growth here on Active Rain and to be experiencing a growth in the traffic of my blogs because I also post here on a regular basis.  Blogging on a regular basis makes a difference in my bottom line, bottom line.  I have been here, in earnest, since 2010 and I can attribute 30% of my direct business to posts I have first made available her on Active Rain.  For the growth to jump from the parent is bound to help my own personal numbers. Thanks Active Rain, Thanks Bob the ride continues … (0 comments)

active rain: The Power of Many-Active Rain Meetups - 03/27/14 06:14 AM
The Power of Many-Active Rain Meetups are where you can find that answer than can put you over the top.  Meeting with other professionals who are actively looking to do better on a daily basis is a way to build your business, today.  They always say that birds of a feather, flock together, well so do really smart and successful agents.  No doubt you have people in your office who do nothing but complain.  You know agents who sit in their home office in their jammies until noon doodling on the computer and posting cat videos to their friends.  That is … (39 comments)

active rain: My really big deal ended up to be no deal at all. - 12/15/13 06:22 AM
My really big deal ended up being no big deal at all, let me tell you the story.  I had just arrived back in Boston after spending my first 9 months in Dallas working in real estate.  That didn't work as planned, but has no bearing on the story.  I moved back to Boston with my family and picked up my MA license to go along with my TX license.  I had blogged daily that first year and had begun to get to know many people here in the Rain.  I was loving it, I still do.  I met one person … (42 comments)

active rain: In a numbers game, this is not the goal - 12/15/13 05:45 AM
In a numbers game, this is not the goal to be gathering points here and not serving our community.  Real Estate is a numbers game, no doubt. The number of human contacts you make each day and have substantive conversations about real estate is the real number to track. From that one number, the number of people you speak to in person, or on the phone in person, you can track your success.  All the other numbers pale in comparison.  The number of people in your database, the number of people who receive your newsletter, the number of magnets and Christmas cards means … (2 comments)

active rain: Being Rather Than Doing; The real estate professional - 11/19/13 11:41 PM
Being Rather Than Doing; The real estate professional and their time blocked behaviors can hinder your growth.  Let me explain.  I am a huge fan of time blocking. Time blocking has been how I have accomplished much in my life.  I need to prospect and so I time block that. I join a program called BOLD that demands we make 20 connections in a day, 100 in a week. This is time blocking on steroids and you are held accountable.  All this drives more business, more opportunity, more knowledge and more activity, right?  Yes, right.  That is good, right?  Yes, all … (30 comments)

active rain: Spending time in the Rain, Gita Bantwal, my home town - 10/07/13 04:11 AM

I would love to meet with Gita Bantwal from Bucks County, PA.  Aside from the fact that Gita is a fantastic person and Realtor, she also lives in the area I grew up.  I have followed and commented on her blogs since I first found her here in the Rain.  Knowing her area as I do I have learned a lot about what to do and how to do it in terms of marketing real estate and my own personal brand from Gita.  I love seeing the pictures and am always thrilled to see a home I knew from back … (0 comments)

active rain: Spending times in the Rain, who I would like to visit with - 10/07/13 03:50 AM
Gary Woltal is a person I am sorry I didn't cross town to meet when I was in Dallas to start my career. I was so focused on doing everything I could to learn and grow in the business for myself I didn't think to reach out and spend time with others. I have since learned that. Gary is a very helpful, informative and positive individual. His posts are filled with information and insight I can use today.  I have spoken to him on the phone a number of times and we go back and forth on the other social media … (5 comments)

active rain: Who I would love to spend time with-AR Oct Challenge - 10/07/13 03:19 AM
Who I would love to spend time with is a wonderful challenge.  I have many people I have met through Active Rain that I absolutely adore. They are smart, helpful, available, interesting and caring people.  Judi Barrett, Gary Woltal, Gita Bantwal, Andrew Mooers are just some names at the top.

There is also Paula McDonald, Vickie Nagy, Nestor & Katerina Gasset, Ricki Eichler, Loreena Yeo, Richard Weeks, Kristine Ginsberg, Georgina M. Hunter, Malcolm Johnston to just begin my list of great people here who are doing interesting and informative things.  I had to knock off some people I like, but I have already met them and see them … (2 comments)

active rain: The importance of giving--Active Rain Ambassadorship - 03/20/12 09:08 PM
What is Active Rain is a question I get often from real estate agents in the Boston area where I live and work.  It is an easy question to answer, but a more difficult answer to absorb it's importance to the people asking.  Active Rain is the largest technology company working in the real estate industry.  It is chock full of Brokers, Agents, Realtors®, Investors, Lenders, Stagers, Inspectors and more.  It reaches across the country and because it is on the web, across the world.  It assists the people just mentioned in learning and growing best practices in the industry, but … (10 comments)

active rain: Reaching for the Ring - 08/10/10 03:23 AM
I was struck while reading about this weekend’s Football Hall of Fame ceremonies that Emmitt Smith went into Jerry Jones’s office (The player/the Owner-GM) and handed him a slip of paper on the first day. That paper outlined his goals for his career. He planned to be the leading rusher in football and to play longer than anyone in the game at his position. Here he was many years later standing at the pinnacle of success having achieved all that was written on that paper so many years ago, so many years before he ever stepped on the professional field of … (4 comments)

active rain: Best of Big D-Utility Concierge - 08/09/10 02:42 AM
Finding great people in Dallas is not a problem; there are plenty of them. Finding people who are innovative and focused on being the best is a bit trickier. I started The Best of Big D interviews when I arrived here because I wanted to get to know people who are going above and beyond in delivering benefits and value each and every day. Gabe Abshire the Founder and CEO of Utility Concierge is one of these people. After a career in the cable industry and buying and selling a couple of homes he came upon the idea of how to … (3 comments)

active rain: Flipping the picture - 08/08/10 07:25 AM
August 8, 2010 by Larry Lawfer
Wordless Sunday. San Marco Square in Venice Italy and Tellaro on the west coast of Italy. I have recently been studying all the great real estate franchises.  I am an EXIT agent and know a good bit about the way in which they are differentiated and what they offer the agent.  I began to wonder what other agencies offered, and how they differentiate themselves.  I thought that this might be interesting to blog about.  Ver few agents stay in the same system throughout their careers and so each of us has to make this journey … (4 comments)

active rain: Sharing More Blog Ideas - 08/06/10 03:12 AM
One question I get asked daily is how I come up with my bog ideas. I liken it to simple story telling. The kind of story you might share with a co-worker or friend when you meet them in the day. Something that is going on in your life that is interesting, instructive, or potentially informative. Blogging is simple story telling in 500 words or less. Here are 20 ideas that might spark something for you.
Values and trends in your area,
How to get leads, how to convert a lead
How to best price a house
Creating comps, or creating … (6 comments)

active rain: Free Agency - 08/05/10 02:50 AM
How did you choose your agency? Were you drafted? Did they come looking for you because of what you are doing, what you have done? How has that worked out for you?  Have you ever looked at other agencies and thought the grass may be greener? (In this business it might just be because they use more manure, if you catch the drift.) Have you ever really taken some time and researched the agencies to find out about the culture as well as the splits.  I have done that recently and see some clear differentiation between the top producers here in … (7 comments)

active rain: The rational mind can’t get it done. - 08/04/10 03:33 AM

There is a belief that you can think your way out of any circumstance and this is just not true. Granted your rational mind is an invaluable tool to live a life, but it is not the way you can control your destiny. A rational mind said the world was flat, man couldn’t fly, we cannot travel to the moon and back. The rational mind was not able to cure cancer, or create the internet (no matter what Al Gore has said). The rational mind allows you to gather information and store it for later use. It allows you to … (10 comments)

active rain: The Day the Phone Died! - 08/02/10 02:53 AM
Last week my phone died.  I have an office phone, it is a smart phone.  I am able to be far more productive with this phone than just a regular phone.  With a smart phone you can use all the great tools available to real estate agents like Realtor.com, Zip Realty, foreclosure.com and any number of other applications designed specifically for the realtor.  These tools are already in the hands of our clients and prospects so it only makes sense that we consider a smart phone a basic tool.  When you have a smart phone you can check email, you can … (8 comments)

active rain: Accountability Partner. - 08/01/10 11:36 AM

Sometimes it is easier to do it with someone, than do it alone.  I know we entrepreneurs want to do it ourselves, as if we are still 2 and declaring, “No, Mommy, I can do it myself!”  With that same determined look on your face, only older.  But sometimes it is better to start a journey with a partner.  I was going through some old papers, goals and plans and I ran across a one page Accountability Partner outline.  I am sharing it here and now because this approach has a lot of validity if you find the right person.  … (3 comments)

active rain: Believing - 07/31/10 11:12 AM
I am honored and humbled this morning to have received my fourth national feature on Active Rain in a month. I am not quite sure how this happens, because if I knew I would do more of it, but it is special. I have made countless adjustments to get things right. Studying Walter Sanford, Zig Zigler, Bob Proctor and Sandy Gallagher have been enormous help along the way. Reading and commenting on Active Rain has given me answers to questions I hadn’t thought to ask, but was glad to know. Going to as many meetings as I can in my area … (8 comments)
