Today is the day I have been waiting for all summer. While it is a brisk 53 degrees as I write thiis on this nice New England fall day. It is the Patriots home opener. I will be leaving shortly for the game. It is supposed to get into the high 70's, no humidity and 100% sunshine. 

With The demise of the Red Sox New England fans have not had much to cheer about. Real Estate sales will go on in my office without me today. I did want to leave you with my tip of the week.

 

manchester nh real estate agentMY TIP FOR THE WEEK FOR THOSE LOOKING TO SELL THEIR HOME. All agents are not created equal, so your choice in agents is one of the most important steps. You will want to hire a LISTING AGENT who is FULL TIME and WELL EXPERIENCED with your type of home and with the area your property is located in.

a. Why FULL TIME: You should choose a Full Time Agent because their sole job and focus should be on Selling Homes. The key to home sales is being able to be available in that short notice that a buyer may give to see your home and write an offer before they move on to the next home becuase they could not get into yours.

b. Why FULL SERVICE: With discount brokers you may get discount services. Nothing beats a full service marketing program working to market your home, attract potential buyers and get your home sold.

c. ASK QUESTIONS? Do they show they answer their own phone? Do they return email and voice messages? Do they show their own listings? Do they provide feedback after showings? Bigger is not better, just bigger. It is important to have an active agent who provides that personal service than to want a big national company just for their name.

In conclusion Selling your home can be a wonderful process. Avoiding agents who do not work with you through each step of the selling process is a good start. Most home owners whose homes do not sell during the first 3 months of the listing term do not sell because of price or a lack of attention from your agent. By having a Local agent who works full time, offers full service and knows yoru market, you can get the advanatge of being properly priced, properly marketed and with me, in most cases sold quickly and the best obtainable price.
