So this morning I was reading through some of my older articles and found the one below from October 2007. At that time we were heading into the worst of the real estate market crash. Many agents were struggling so I used this article to dish out some perspective.

To give you a real picture of how fast the market changed here are my personal sales figures for this period. 
2005  50 Sales   Average price of  $160,000
2006  26 Sales   Average Price of  $229,500 (slowing sales but prices still jumped)

OK so this one is a real blast from the past. first written in July 2006. Pretty much right when the market turned. It was also when I took the above picture. 
Has the bubble burst? Or is it just slowly deflating?  
My market area is Poinciana one of the fastest growing PUDs in the country located in Kissimmee, Fl. As of this morning there were 1434 homes on the market in our two zip codes ranging from $135,000 to $650,000. Twelve months ago there were approximately 250 homes on the market. This morning, I woke up about 7am to the smell of fresh brewed coffee and the sizzle of thick slab bacon slowly cooking as TLW prepared me a gourmet breakfast to enjoy as I recline in my Tempurpedic Craftmatic AdjustableVibrating Bed. The Lovely Wife has  a note posted on our refrigerator that reads "I only have a kitchen because it came with the house." Now I'm not sure but I think this means I will either be cooking my own meals or going out to eat a lot.

I just love final walk throughs! But why is it that Buyers and their agents sometimes try to spoil the elated feeling I get, knowing that we finally made it to day of closing?

Ok, I guess I am on a roll this week when it comes to dealing with clueless REALTORS(R). Not that this is anything new, it just seems that I have had a whole bunch of them this week. So, I've been thinking. Why is it that so many REALTORS(R) are clueless? They've all been through very intense (joke) Florida licensing requirements and passed a very difficult (more joking) 100 question multiple choice test.
