Rules change so much that many agents find it difficult to stay on top of changes. Even our RPA is updated every few years. Things that were true decades ago are not true now. Only once in my life, knock on wood, did I watch a seller get angry because the title company sent a mobile signer to her to sign closing papers. This particular seller could not come to the title company to sign. She was in the middle of moving, as many sellers are near closing, and was feeling frantic and stressed. People think that you can't do a short sale if you're current on your mortgage payments, and that's not necessarily true. There are short sales that can be done when the seller is current. I did such a short sale through Wells Fargo for a woman who was retiring out of the area and could not sell her home. The investor for that loan allowed her to be current. I've closed other short sales in which the sellers were current. It all depends on the investor guidelines. Many cooperative short sales allow the seller to stay current as well.

I can't count the number of Sacramento home sellers I'm working with lately who don't want to accept an offer. Even a full price offer. They want to wait to see how many other offers they will get. But the problem is they don't tell me this until an offer arrives. But that's probably because they didn't think about it beforehand or because they've talked with other people who have told them not to take the first offer they get.
That can be bad advice, although I'm sure it's well meaning.
