sacramento real estate agent: The Sacramento Real Estate Market is Shifting Course in 2014 - 02/08/14 02:05 AM
I remember standing in the break room at my midtown Sacramento office in November of last year and talking with a couple of agents before our weekly meeting. I had just finished my 2014 real estate predictions for About.com and the agents had asked me what I thought the market would do in 2014. I told them the truth the way I see it: it's going to be horrible and harder for us agents. Their jaws dropped.
That's not what a consumer wants to hear, either, and I know there are people thinking why is she writing this negative stuff when … (11 comments)

sacramento real estate agent: How an Experienced Agent Can Help to Find An Agent With Experience - 02/07/14 01:11 AM
Learning from past experiences doesn't mean if you knew then what you know now you would have made a different choice. I believe it means that your combined years of experience, coupled with events today, help you to choose the right path for you today, not back then. This realization became clearer to me as I worked on my memoir book -- a project I try to devote time to at least once a week as I sell real estate throughout Sacramento -- when I stopped writing to look up a date. I thought I had bought a particular home in … (7 comments)

sacramento real estate agent: How to Find an East Sacramento Real Estate Agent - 02/04/14 11:12 PM
Mostly I figure out who is visiting my website by the phone calls I receive from potential home sellers and buyers in Sacramento. Based on the questions they ask me, I can decipher what they were looking for online when they ran across my name. Sometimes, I ask them to tell me exactly which words they entered into the search box, and often it's a two-word or three-word search such as East Sacramento agent, but some find me from the long tail as well. I don't really care how they find me just as long as they call me. They can … (0 comments)

sacramento real estate agent: The New Contingency of Purchase Addendum for California Home Buyers - 02/04/14 12:45 AM
I am probably in the minority but I like the recent revisions to the new Contingency of Purchase addendum put out by C.A.R. It now favors the seller instead of the other way around. And since I primarily represent sellers in Sacramento, it stands to reason that I would love the new verbiage. What I don't love is that it's so darned complicated and convoluted, but then again, buying and selling a home at the same time can lend itself to complications.
When I moved to Sacramento some 12 years ago from Minneapolis, we bought our home before selling in Minneapolis, … (5 comments)

sacramento real estate agent: Here's What Punxsutawny Phil Has to Say About Sacramento Real Estate - 02/03/14 01:28 AM
Everybody was probably so busy with the Super Bowl parties yesterday that they mostly forgot about poor old Punxsutawny Phil. We turned on the TV, and I saw the Seahawks were 2 to zero in the first 12 seconds of the game, and went back to working on my book about my home improvement memoir. But Phil was present in my mind. I began to let my thoughts drift when Bruno Mars did that peculiar number with the Red Hot Chili Peppers, and thought, yeah, this is terrible, but I bet Phil would have something to say about Sacramento real estate … (5 comments)

sacramento real estate agent: How Many Carbon Monoxide Detectors are Required in California? - 02/02/14 12:51 AM
One of the biggest problems I face in Sacramento with the whole stupid issue of carbon monoxide detectors is when sellers' movers take them before the appraisal is completed. Hey I could swear there was a carbon monoxide detector in the hallway. Where did it go? Oops. And then I've got the buyer's agent screaming at me because the buyer is screaming at her agent about having to pay the appraiser an extra fee to return to the home to verify when the carbon monoxide detector has been reinstalled, meaning plugged back into the wall.
Lately, the new question has been … (10 comments)

sacramento real estate agent: The Myth Behind Those Back-on-Market Homes in Sacramento - 01/30/14 01:43 AM
This spring real estate market in Sacramento is off to a rocky start, at least in my little camp in the universe. It seems that every time I take a home off the market and place it into pending status, there is some kind of issue with the buyer that should have been resolved prior to writing an offer. What I call an "Oops" status. Except it's like a 30-foot-deep snow blizzard, so I just say Oops to be funny, otherwise, I'd be tearing out my hair.
Over the last dozen years, even through the real estate crisis, a listing agent … (8 comments)

sacramento real estate agent: Will You Go to An Open House in Sacramento on Super Bowl Sunday? - 01/27/14 01:44 AM
Ask any real estate agent in Sacramento, and he or she will offer conflicting opinions about an open house -- whether it's effective as a sales tool. I am in the camp that says if a home for sale is located in high traffic area, it is a good prospect for an open house providing that it shows well, of course, and is completely presentable. Because homes sell in Sacramento through open houses. Just had two of them sell this weekend, and the third was shown personally by an agent.
What about next Sunday? Super Bowl Sunday 2014? Do you think … (10 comments)

sacramento real estate agent: How to Keep Real Estate Business From Falling Through the Cracks - 01/23/14 01:29 AM
Not a day goes by that I don't realize how fortunate I am that so much of my real estate business comes from the Internet. It's not by luck; I earned it by hard work and years of building a web presence. I blog every single day, and I try to make my blogs pertinent and amusing so people will read them and hopefully want to hire me when the time comes.
There are people who read my blogs who have no inclination of buying or selling a home, they just want to read what I have to say for some … (13 comments)

sacramento real estate agent: What to Say to an Agent if You Are Not Ready to Buy a Sacramento Home - 01/21/14 01:10 AM
It's pretty easy to call a Sacramento real estate agent and ask about homes for sale. Zillow publishes my phone number under an alias phone number, and I register that alias to in order to report telemarketers, along with the alias that Trulia uses, at the Do Not Call List. But buyers and sellers and prospective clients are certainly welcome to call this Sacramento real estate agent, and I receive a ton of phone calls from a variety of websites throughout my workdays. Not all of those callers are actual home buyers or home sellers, though. Some callers are kids in … (8 comments)

sacramento real estate agent: Prefer a Little Flogging With Your Residential Purchase Contract? - 01/20/14 02:04 AM
We all live with minor irritations from day-to-day, and working in Sacramento real estate sometimes seems to magnify these daily flaws. My personal way of dealing with small frustrations is to overlook them and find a way to work around them because my time is better spent on solving challenges I face in the bigger picture. But then we get a holiday, like today is Martin Luther King Day when banks and schools are closed, and this agent suddenly discovers a little bit of down time to work on these miniscule problems.

sacramento real estate agent: Eddie Murphy's Former Granite Bay Home is For Sale at $12 Million - 01/16/14 12:24 AM
I know it's a tough choice where to live and which home to buy. Maybe you would like to live in the gated Los Lagos community in Granite Bay and romp around Eddie Murphy's palatial former estate, which is presently for sale at $12 million? That home has 10 bedrooms and 14 baths, and just think, you can could run barefoot on the very same purple marble that once touched the bare toes of Eddie Murphy and all of his friends and family members? How cool is that? Of course, I have other ideas and a suggestion for you. I would … (7 comments)

sacramento real estate agent: When Your Mortgage is Less Than Your Elk Grove Short Sale Price - 01/10/14 12:36 AM
Every year in January I try to go through my last year's real estate contacts and follow up. I am really lousy at originating business for my practice because it takes so much time and often yields such meager results for effort expended. I much prefer to work with people who contact me as a referral or they find me online as a Sacramento or an Elk Grove real estate agent and call. It just makes life easier. Having to dig for business is a lot of work, and I have enough stuff on my plate making sure my sellers are … (7 comments)

sacramento real estate agent: Presenting a Sacramento Home for Sale By Targeting the Home Buyer - 01/09/14 12:33 AM
Lots of sellers have been calling this week to find out how much their home is worth and how this Sacramento real estate agent might go about selling it. They seem amazed that I have time to talk with them, but they don't understand that selling Sacramento real estate is pretty much all that I do. One seller even asked me how I find time to sleep. I am productive because I am organized and I focus on the task at hand. This means I can do a large volume of work while still giving my clients individual attention.
I am … (5 comments)

sacramento real estate agent: Around the Pool and Then Off to Dry Tortugas from Key West - 01/02/14 09:20 AM
There is little like taking it easy and lying around the pool. It's an experience that is hard for some overachievers to enjoy, because one might feel like an iPad is necessary, as a cellphone would interrupt too many sunbathers who are pretending to sleep or maybe they have just nodded off due to consuming too many coconut rum drinks, hard to say. A person who is sound asleep looks just like a person who has passed out.

sacramento real estate agent: A Tourist Thing You Don't Have to Do in Islamorada, Florida - 12/28/13 09:24 PM
Sometimes, to get the true flavor of a foreign place, you need to frequent tourist spots and do touristry things, even if you don't really feel like it. At least that's what I tell my husband as I drag him from gift shop to gift shop. There is one art store in Islamorada that reminds me of a scene right out of Portlandia. Every piece of artwork in the store is tagged by the same artist couple, like Joan and David, except their names are not Joan and David. And it's horrible stuff.
Paintings framed in old lobster trap scraps, mostly. … (7 comments)

sacramento real estate agent: The Perfect Winter Paradise in Islamorada, Florida - 12/26/13 09:59 PM
These are the days I work for as a Sacramento real estate agent, to spend my winter holiday in Islamorada, sitting on my private deck, spooning plain nonfat yogurt with fresh blueberries into my face and catching from the corner of my eye an anhinga diving into the water to go fishing. In real-life technocolor, a brilliant blue sky dome, cushioned by soft white pillows topped with whipped cream and sun so bright it makes me sneeze; I hear wind whistling through swaying palms, water lapping our deck and no other sound except for the faint chug-a-lug of the occasional fishing … (14 comments)

sacramento real estate agent: A Christmas Vacation for a Sacramento Real Estate Agent - 12/16/13 02:31 AM
I say this a lot because it is true -- to get a sudden flush of business, all a Sacramento real estate agent has to do is go on vacation. Just got off the phone with a seller who needs to list her home today, so I will do it.
Some people take vacations, and they turn off the cell and never look at their computer. I don't know who those people are. Maybe they work at the Department of Motor Vehicles, but here in Sacramento, real estate agents are almost always eager to talk about selling real estate. I know … (5 comments)

sacramento real estate agent: What Mortgage Loan Officers Offer Sacramento Real Estate Agents - 12/15/13 01:23 AM
I am amazed that I don't have more Christmas and New Year's cards from mortgage loan officers in Sacramento, but I don't. In fact, regardless of the fact that this Sacramento real estate agent has personally mailed hundreds of holiday cards this year, I have received very few in return. That's because nobody sends stuff in the mail anymore.
Do you know whose Christmas cards are hanging on my glass wall in the living room? Let's see, we have a card from They Might Be Giants, because we are members in the TMBG fan club. Another from my pest control guy. … (5 comments)

sacramento real estate agent: The Length of Time for a Sacramento Short Sale - 12/09/13 12:33 AM
In the time it has taken me to write a blog on my business website, insert links, upload a photograph, and write about the length of time it can take to close a Sacramento short sale, MetroList still is not working. This is a horrible thing for a Sacramento real estate agent, not being able to access MLS. This is like the sky falling down. Why don't you just shoot me now and put me out of my misery?
That's how some people feel about a short sale, believe it or not. Read more in my personal blog today on my … (1 comments)
