Don't get me wrong, there are times when a lowball is called for. Like, when the property is grossly overpriced. I recall maybe 15 years ago writing an offer for a buyer on a home in Land Park. It was listed around a million and my buyers got the place for about $600K. Today it is easily worth more than a million bucks. Thing was it wasn't worth it then. Those buyers didn't get a stupendous deal. They got a fair deal.

Everything was moving along rather smoothly yesterday when I wandered out into the yard to see my sidewalk guy distributing piles of decomposed granite where a flagstone / cement combo sidewalk was to be installed. If you're like me, you'll probably be shocked. I keep thinking about installing solar panels on my house. They say you can tell if somebody inserts a rainbow into a photograph with Photoshop because you should look at which way the sun is shining.
