Don't get me wrong, there are times when a lowball is called for. Like, when the property is grossly overpriced. I recall maybe 15 years ago writing an offer for a buyer on a home in Land Park. It was listed around a million and my buyers got the place for about $600K. Today it is easily worth more than a million bucks. Thing was it wasn't worth it then. Those buyers didn't get a stupendous deal. They got a fair deal.

In some ways, this home in Upper Land Park reminds me of my first home in Minneapolis. Although my first home was about half this size. This home in Sacramento is much bigger. But it excudes much of the same charm and homeyness. Is homeyness a word?

Everything was moving along rather smoothly yesterday when I wandered out into the yard to see my sidewalk guy distributing piles of decomposed granite where a flagstone / cement combo sidewalk was to be installed. I asked whether he knew he was supposed to pour concrete. Miscommunication error, but I've only learned enough Spanish to find the train station or order food. Darn, darn, darn.

My sister in Minneapolis is somewhat of a packrat. If you're like me, you'll probably be shocked. I keep thinking about installing solar panels on my house. At one point we were told by SMUD that we didn't qualify because one of our trees provided shade over 10% of our roof, but that tree has since long crashed into the house during a winter storm in Land Park, and we now have plenty of roof exposed to sunlight.

Because we have limited real estate inventory in Sacramento, homes are that are priced right and in good condition are selling quickly. I take so many calls from buyers driving around neighborhoods or looking in Zillow for homes, all of which are generally sold by the time they find them, and although I try to explain that they really need an agent if they want to see results, these people don't always listen. I was so happy to walk down Broadway in Land Park last night with my husband and smush my nose onto the windows of new stores. We have progress now. For years, it seems, many of the storefronts have been closed and / or boarded up. I was very saddened when Broadway Hardware closed doors and the Mailbox place went out of business. Of course, having a pawn shop on that stretch is not the best type of business to boast about, but it beats having a closed store there.
