Don't get me wrong, there are times when a lowball is called for. Like, when the property is grossly overpriced. I recall maybe 15 years ago writing an offer for a buyer on a home in Land Park. It was listed around a million and my buyers got the place for about $600K. Today it is easily worth more than a million bucks. Thing was it wasn't worth it then. Those buyers didn't get a stupendous deal. They got a fair deal.

In some ways, this home in Upper Land Park reminds me of my first home in Minneapolis. Although my first home was about half this size. This home in Sacramento is much bigger. But it excudes much of the same charm and homeyness. Is homeyness a word?

Everything was moving along rather smoothly yesterday when I wandered out into the yard to see my sidewalk guy distributing piles of decomposed granite where a flagstone / cement combo sidewalk was to be installed. If you're like me, you'll probably be shocked. I keep thinking about installing solar panels on my house.
