I love watching these older homes in need of TLC getting just what they need. Renewed and updated, from "just paint" to full house remodels and updating, to foundation repairs. Anything is possible with these programs. What other profession can you see, first hand, homes that are falling apart get new flooring, fresh paint, roofing, windows, and all kinds of other repairs and see it transform right before your eyes? It is my opinion that most ever sale should be a renovation loan and they now go all the way up (0 comments)

Since 1994 as we drive from here to there my wife has always pointed out "there is another 203k". Some things never change so I started pointing out some to her the other day as we passed a foundation that has been there for at least 16 years and no house has gone back up on it. Why not? It is perfect for a 203 loan. There isn't a week that goes buy when someone asks if a home can be partially finished and qualify for the FHA 203k loan. FHA loan limits have been increased dramatically and that includes the FHA 203k. Most real estate professionals are missing the boat with mixed use buildings, warehouses in residential neighborhoods, and larger income units from 5-8 units... all of these are 203k potential. Warehouse - turn it into "Live/Work" units up to 4.
