Even though we are moving into what is seasonally a slow-down of the real estate market in Land Park, I'm looking forward to an extremely busy month: 8 of my transactions are scheduled to close in July. One of those should have closed last month but the buyer's agent went on vacation, which tends to deliver delays, so one of my Land Park listings didn't close in June -- it closed yesterday.

Everybody knows it's a huge mistake to work with an agent who doesn't know an area like Land Park -- primarily because all real estate is local -- yet, they do it anyway. It's especially true in the Sacramento neighborhood of Land Park. I see some Land Park listings hit the market priced $200,000 over the amount that I know those homes are worth. I ask myself, how do those listings happen? Why would any Land Park seller want to list with an agent who doesn't live and sell in Land Park?

After talking with several newspaper reporters yesterday, I returned to my home office chair to find a flyer sitting on it. My initial reaction was: "What is this crap my husband put in my chair?"  That's because he doesn't ordinarily put crap in my chair. But he does deliver every piece of junk mail addressed to me that he finds in the mailbox, which has its pluses and minuses.

Almost unheard of in Sacramento -- as we are at the mercy of the Sacramento River and the American River, not to mention the Folsom Dam -- but some parts of Sacramento are not located in a flood zone, and neither is this Land Park short sale. It's located high on a hill. I live a few blocks away and have researched the time it would take to vacate during a possible flood. I spotted a ruby-throated hummingbird sitting on a telephone wire in the back yard of my Land Park home this morning. We have a lot of hummingbirds in Land Park, probably because all my neighbors grow spectacular flower gardens.
They are so small, and I rarely see them resting. Most of the time they flit about from flower to flower, but this hummingbird was calling for his mate. All alone, swaying slightly in the breeze, his toes securely fastened to the telephone wire. Have you ever heard a hummingbird sing? It's a soft melodic sound delivered in a series of chirps.

Many people don't know that most cactus flowers bloom only for one day. Most of them bloom in the spring. Here is a photo of an original cactus planted in my Land Park garden that did not have any flowers at all last year, but this year exploded in color. There were a bazillion flowers that opened on April 22:

And here is another. This is a round cactus. With all those thorns, it's hard to pick out debris, too, without getting poked or punctured. I recently planted this cactus to replace one that died in the frost last winter.

We are seeing a 60% increase in pending sales for March of 2009 over March of 2008 in the over $400K market. But it's not as strong as the lower-priced homes. Those pending sales have jumped 75% in year-over-year comparison.

Home sellers and buyers in Land Park are rejoicing because buyers can finally afford to buy those homes up to $600,000 with FHA financing. Previously, Land Park buyers were limited to mortgage limits of $417,000. Now buyers can qualify for FHA financing up to $580,000, put down 3.5% of the sales price and get a good interest rate.

There's an agent in my Sacramento midtown office who goes through cell phones like Kleenex. He has lobbed his phone off a hotel lobby, pitched another across the room and dropped a third in the toilet. Yet, he survives without going insane. I don't know how he does it.
