One year inspections are fun because I ask if there are any things in particular the client wants me to look at.
Often I get a response like this:  "Until recently there was a puddle on the floor of the furnace room.  It leaked all summer.  Now it has stopped."
When I hear that I am pretty sure the leaking has to do with AC condensation, for some reason.  And now that the AC isn't operating the mysterious leaking has stopped.
But I go look anyway!
When I entered the furnace room and saw this I was not surprised.

ac condensate: Auxiliary Drip Tray For Air Conditioning Systems That Is Separately Drained Outdoors - 04/29/12 08:25 PM
Oftentimes HVAC units are put in the attic and the best practice when this is the case would be to include an auxiliary drip tray for air conditioning systems that is separately drained outdoors.
An HVAC system in the basement or garage will typically have one condensate drainage system.  It can send this condensate into a floor drain or an electric pump to eliminate what it removes from the air.  On a hot and humid day a large system can remove many gallons of water from the air every day, perhaps 10 or 12.  That water has to go somewhere!  If … (23 comments)

ac condensate: Follow The Clues - 02/26/12 06:40 PM
Older house, two-story ranch, where on one half the roof was raised, a third floor, with a perpendicular two-story addition, built off of one end.  The house is now L shaped.  The new section has no basement.
Outside there are two AC compressors.  That usually means one system is in the attic, but not always.
System two is speaking to me.  Follow the clues.
Clue #1 -
A tube is sticking out from the fascia under the soffit holding the roof.
The end is very rusty.
It's winter, so the AC system probably has not been used since last fall.
