I didn't create this... and it isn't 100% accurate, but the basic conversation about asking "has the appraisal been ordered yet" is 100% right on... The rules changed in 2009... There is a process, and I doubt if any lender anywhere in the country doesn't order the appraisal as the first order of business. We have the same vested interest in closing the deal as you do (a pay check).
