Is there a minimum amount of repairs required for an FHA 203k?The FHA standard or full 203k has a mandatory requirement of a minimum of what I call "must do work" or work that would qualify the structure (1-4 units) for the program. Those, for the most part, are health and safety, or "of necessity" items that would allow the structure a likely chance, with typical home owner maintenance, of lasting as long as the 30-year mortgage that is being placed on the home. It seems that everyone we know thinks they are a painter... Self Help and the FHA 203k is not a good idea as much as you might think you can do something and save money... you don't save money. The FHA 203k consultant must build in enough money for a professional to do the work and you can only do it if you are a licensed contractor in the state where the home is. If you should get the contractor to allow you to do that work under his/her license they aren't going to let you have all the money in … (0 comments)
