elizabeth weintraub team: Who Are the Top Producers at Lyon Real Estate Downtown? - 03/10/19 10:19 AM
Are you tired yet of reading about how many awards have been bestowed upon the Elizabeth Weintraub Team for our production last year? Every year it is pretty much the same. The players change a little bit in the competition, but it is still basically we are the #1 agent in the downtown office of Lyon Real Estate (which is really located in Midtown but who is quibbling?).
Given our accomplishments, last year was not easy. Not like previous years where nose to the grindstone would result in increased sales. Last year we fought tooth and nail for almost every listing and … (3 comments)

elizabeth weintraub team: View of Lava Falling into the Ocean in Hawaii - 10/19/17 09:28 AM
Sometimes, you're just in the right place at the right time. And if you're like Josh Amolsch, exclusive buyer's agent for the Elizabeth Weintraub Team, you worked hard for that privilege. He is staying at my house in Kona on vacation right now.
A little background: there are 5 volcanoes on Big Island of Hawaii, but only three of them are active. The 5 volcancoes are Kohala (extinct), Mauna Kea (dormant), Hualalai (active), Mauna Loa (active) and Kilauea (active). Most of the lava flow into the ocean comes through cones near Kilauea. There is another volcano 15 miles off the island, … (21 comments)

elizabeth weintraub team: And the Top 3 Agents at Lyon Real Estate Are . . . - 03/25/17 12:12 PM
My team and I wandered around the huge number of tables at Memorial Auditorium in downtown Sacramento last night trying to find our table. They had handed us all cards that were printed: table #4, but usually the table is reserved with the name of the Elizabeth Weintraub Team. Last night, not so. And the space at Memorial Auditorium in Sacramento is enormous without chairs, I had no idea.
Our office from 28th and J Streets were all seated at the back of the auditorium, near the entrance. You would think that the office where one of the top 3 agents at … (8 comments)

elizabeth weintraub team: Are You Searching for the Best Real Estate Team in Sacramento? - 03/18/17 08:34 AM
I thought to myself as I started to write my personal blog this morning, you know, where do I get off? Surely there are other agents who are better, and then after pondering the evidence decided I don't think so. Some equally as good, maybe, in similar areas, but certainly NOT in all areas. And somebody is always number one or the best, so why shouldn't it be me?
Or you, for that matter?
This applies to real estate teams, too. Some people have warped ideas about how a real estate team in Sacramento operates. They wrongly think that clients get passed … (8 comments)

elizabeth weintraub team: Ever Wonder About Joining a Real Estate Team? - 11/15/16 10:28 AM
I read something online a few days ago, don't recall where, that noted real estate teams within a brokerage have exploded over the past 3 years. It appeals to many of us because it's a way to sort of run your own company without having the expense and hassle of owning a real estate brokerage. I've been there and done that. In the 1970s through the '80s, I owned Real Estate of America in Newport Beach, and I managed two satellite offices. No thank you.
Overall, I ended up spending more time on the paperwork and management details than actually selling … (8 comments)

elizabeth weintraub team: Concurrent Closings in Sacramento are Very Doable - 06/07/16 01:20 AM
Sometimes I run into resistance regarding concurrent closings in Sacramento from other agents. You know, say my seller wants to sell and buy a home, and close both transactions at the same time. When we present the offer to the listing agent of the home my client wants to buy, those agents sometimes balk at closing both on the same day. They think it can't happen.
Not only can it happen, it does happen. Over and over. You just need to handle it correctly. Much of that means staying on top of the agent on the other side, and making sure the … (4 comments)

elizabeth weintraub team: About Agents Who Show Homes in Sacramento - 04/11/16 01:44 AM
My Elizabeth Weintraub Team members and I have been under the gun lately to dig up new listings for buyers, because we have such limited inventory available in Sacramento right now. Some buyers have extremely specific requirements, and we want to meet them. It means we might have to be a little bit more creative to find what they need.
There are many ways to go about this. The important thing is we do not want to waste anybody's time. Not the buyers' precious time and not our time. It's making efficient use of the limited time available that keeps us a … (10 comments)

elizabeth weintraub team: What Does a Sacramento Homebuying Agent Do That a Buyer Cannot? - 04/09/16 02:23 AM
What does a Sacramento homebuying agent do that a home buyer cannot do for herself? That is often the question that lingers in the background, that quiet elephant in the room, when a potential home buyer calls to ask questions about a house but when asked if she wants to work with an agent, replies no.
Oh, she doesn't come right out and say no, she says, I am just looking. Or, I'm not ready to buy yet. But what she is really saying is what does a Sacramento homebuying agent bring to the table that I can't do alone? What … (8 comments)

elizabeth weintraub team: A Fitting Welcome to Spring: the Sacramento Real Estate Market - 04/01/16 04:31 AM
The best time of the year to go on a diet, I figure, is when you're the busiest. For a Sacramento REALTOR®, that time is now, the next 12 weeks will be a flurry of activity before everything dies down again. Our manager at Lyon says what will happen is the newspaper will publish a story about the hot spring market in July, after the numbers come out for the end of June, and everybody will flock to their agents, crying to put their homes on the market, and the market will be over.
He may very well be right. I see … (10 comments)

elizabeth weintraub team: Selling a Multi-Million Home as Your First in Sacramento - 02/19/16 03:38 AM
I can get so sidetracked on Active Rain, caught up reading blogs from other agents, that I often forget to post my own danged blog. It's one of those things I normally do the minute I finish working on my personal website in the morning, but sometimes phone calls, emails, other stuff creeps into my morning ritual and before you know it, bam, the morning is almost over and have not posted my blog here.
My story today is about a brand new agent whose first escrow is a multi-million home in Sacramento -- Sacramento! Where the median and average sales price … (12 comments)

elizabeth weintraub team: Introducing Amy McMullan, Sacramento Buyer's Agent - 11/29/15 01:49 AM
Amy McMullan is a force to be reckoned with -- you can see her coming but when she passes by, you won't know what hit you except that you will be a better person for it. I can't be more excited than if you told me there is a real program for losing weight without modifying your food intake nor exercising. Amy McMullan is in training to join the Elizabeth Weintraub Team, and she is officially a real estate salesperson at Lyon Real Estate with me.
I've known Amy for years, one of the first people I met when I moved to … (8 comments)

elizabeth weintraub team: Why a Sacramento Real Estate Team Might Be Exactly What You Need - 08/03/15 01:49 AM
There are some people we work with as a Sacramento real estate team who do not even realize they are working with a real estate team because we just get the job done and don't make a big deal out of it. Lately, though, I have found myself explaining to sellers and home buyers why working with a real estate team is a good idea for them, and the benefits to having a team on your side.
What has happened is I might mention we are a team, and then the buyer will ask me to elaborate, which I am more than … (6 comments)

elizabeth weintraub team: A Caller Out of the Blue Wants to Become a REALTOR® - 06/04/15 01:30 AM
Some people would argue that taking annoying calls is part of what you get as a Sacramento Realtor who answers her phone. It's a reason that many agents never answer their phones. They tend to prefer text messages or email, and don't want to necessarily or physically hear another person's voice, not even in a voice mail message. It's like the sound of a person talking is similar to fingernails on a chalkboard, and with some of the callers I get, I can understand that sentiment, yet I still take the risk and answer my phone.
I love the sound of babies … (9 comments)

elizabeth weintraub team: What's it Like to Work with a Real Estate Team? - 04/08/15 12:22 AM
I noticed on Google yesterday that a trending topic was Stan Freberg and wondered why. It never crossed my mind that he could have died. I hadn't thought of him in years. My mother had his record, Stan Freberg Presents the United States of America, and we'd play it over and over and laugh and laugh. I spotted his name in a sidebar on gmail but I was engrossed in chasing a title and looking up information on a new seller I am meeting with today.  It wasn't until I picked up this morning's Sacramento Bee that it dawned on me … (5 comments)

elizabeth weintraub team: When You Have 20 Minutes to Prepare for an Open House and FOX 40 News - 10/06/14 01:25 AM
The thing about working on the Elizabeth Weintraub Team is you never really know when you get might get called to do an interview for TV. Radio is not so bad and neither are newspaper reporters because they don't have to meet you in person, but there is something about being in front of a video camera that makes some agents nervous.
This summer, when the Financial Times from London arrived in Sacramento, they filmed a segment with me in my midtown Lyon Real Estate office and then also around town with a team member. It was about battle scars in … (5 comments)

elizabeth weintraub team: Meet the Newest Team Member at the Elizabeth Weintraub Team - 04/18/14 04:12 AM
I am simply tickled pink to introduce the newest and youngest team member at the Elizabeth Weintraub Team at Lyon Real Estate, Josh Amolsch, Sacramento REALTOR®. When I showed my revised team member page to my husband, he asked if Josh Amolsch would object to being called the "youngest" as though somehow that was an odd thing. I don't really see it that way, though. I myself wouldn't mind being the youngest at something, although I can't imagine what in the world that would be now that I'm past 60, but I'm sure there is some mountain I have yet to … (8 comments)

elizabeth weintraub team: A Few Tips About Talking to Neighbors Before Buying a Sacramento Home - 07/14/13 01:58 AM
I am reading several books about moving to Hawaii Island, and one of the things that keeps coming back at me is how important it is to talk to the neighbors and check out a neighborhood before buying a home. I know that anyway, but even with all of my experience in the real estate business over the past 40 years, it's easy to overlook the importance of the neighborhood and the neighbors when falling in love with a home. And although I have done it in the past, I would not buy a home in another state without living there … (6 comments)

elizabeth weintraub team: A Home in Elk Grove Sold at 25% Over the Comps - 04/16/13 12:35 AM
I'm just glad it was my Elk Grove listing. I received the email from the title company that we had closed just as I pulled up in our driveway yesterday in Land Park.
My husband and I had made a quick 2-day trip to San Francisco to celebrate his 50th birthday this weekend. We had dinner Saturday night at one of his favorite restaurants, Sons and Daughters, and on Sunday, we had front row tickets to hear Leo Kottke perform at Yoshi's. I am so lucky that I'm able to rely on the Elizabeth Weintraub Team to carry on in my … (3 comments)

elizabeth weintraub team: Is This a Good Time to Buy in Sacramento? - 01/20/13 01:31 AM
"Did I miss the boat?" asked a home buyer in Sacramento yesterday. She had apparently called me over the holidays when I was in French Polynesia, and she had received my voice mail that gave her several other phone numbers to call. Except she didn't call them. Now, she knows that I work closely with and completely endorse the agents on the Elizabeth Weintraub Team; it's why they are on my team. Exceptional agents I can count on and trust. Ethical, with integrity and honest. Smart, fun and hardworking. Those are the attributes I look for in the agents I associate … (6 comments)

elizabeth weintraub team: If You're in Contract, Don't Ask Another Agent for Advice - 01/10/13 01:30 AM
It makes no difference if a potential seller or buyer calls me locally or from out-of-state. My answer is always the same. And I get a ton of calls and emails from people wanting advice. That's because they can easily find me on the internet. If you're on the internet, you must be fair game and willing to give away free advice, they figure. Nobody would ever dream of calling a professional in another service industry to ask for free advice, but they do it to real estate agents all the time. Where do they think our paychecks come from? Does … (9 comments)
