Northeast Tallahassee has many popular neighborhoods, and today we feature Piney Z that has homes with prices just a bit higher than Tallahassee's median home sales price.
Currently, there are 20 homes for sale in Piney Z, and they range in price from $155,000 to $325,000.
Piney Z home sales have been recovering nicely over the past year or so, and it is why this subdivision can usually be found among the top five or ten most active neighborhoods in Tallahassee.

Tallahassee's first gated community, Lafayette Oaks, has always been a popular neighborhood in Northeast Tallahassee.
Lafayette Oaks was selected as the 2012 Neighborhood of the Year for unincorporated Leon County by the Leon County Council of Neighborhood Associations (CONA).
Currently, there are 4 homes for sale in Lafayette Oaks, priced from $225K to $375K.
Lafayette Oaks is named for the great Marquis de Lafayette because its location is part of the 23,000 acre land grant that was gifted to General Lafayette for his service to the US during the Revolutionary War. If only he had held onto the land ... :)

Yesterday's blog post identified a serious problem regarding demand in the housing market, so I thought I would follow-up with a silver-lining report which reveals Tallahassee house sales have risen 20% since the bottom of the housing market.
This is far from a housing market recovery, but rising 20% from the bottom is certainly a step in the right direction.

The number of houses sold in Tallahassee in October 2012 was 41% higher than were sold in October 2011.

Tallahassee traditionally sees about 10 closed sales per day, on average, posted in the Tallahassee MLS. Our graph below shows the one-year trend of closed home sales going back to 2002, and it is quite clear we have been well below average for the past four years. Of course, we were well above average for the five years prior, so the current correction should not be a great surprise.

Currently, closed sales in the MLS are fairly flat at just over 6 per day, and this is lower than what we saw at this time during the previous two years.

The number of home selling in Tallahassee is very close to reaching the same as market bottom level that was found in August 2009. The real estate graph below shows the 365 day trend of closed home sales in the Tallahassee MLS is approaching just 6 per day.

We use the 365 trend in order to remove all effects of the seasonal changes that happen at different times of the year. Therefore, any change in the graph above represents a true change in the movement of the Tallahassee housing market.

I have been waiting nearly three and a half years to write a headline like that. With all the year-over-year declines that we faced (39 months in a row if you don’t remember), it sure is nice to see such an improvement.
The Tallahassee Real Estate Newsletter went out today … Did you receive it?
While we ended the negative trend in October, by a margin of a single home, the November jump is what we really have been waiting for. November of 2009 was up 33% over November of 2008.

Anybody who knows me will tell you that I am an Army Football fan. I played for Army in the 1980s and I attend their annual football team reunion up at the academy each year.

Last week, I reported that we had seen an uptick in the daily homes sales in the Tallahassee MLS, and we had seen a significant 5 week uptick in the pending sales in the Tallahassee MLS, so I was anxiously awaiting the sales data to see how we did in August versus 1 year ago.

I believe that the stages that the Tallahassee real estate market must go through to complete the market correction are both predetermined as well as predictable. The key is to pay attention to home inventory changes and buyer activity, as we do both daily here at the Tallahassee Real Estate Blog.
Real estate trends do not change overnight, so we should be able to see them coming. If we know what part of the cycle that we currently are working through, then we should know what the next change will look like.
