What does a typical 203k project look like? Here are a few that we saw in the past year... SFR south of San Jose. Needed a new roof, heating system was well beyond it's useful life. Vegitation growing all over the home... clinging vines, dated kitchen and bathrooms. Seller ignored repairs for years thus a lower than typical sales price would be in order. Duplex northease of Davis. Lack of typical maintenace over a long period of time caused damage to wood members that might have been avoided with normal owner preventive mainteance. I hope you all like seeing the before and afters as much as I do. This home also had a complete interior overhall, opened up some walls, added a room to the rear of the garage We will be adding the final photo here shortly, it is still under construction. So far it has a new septic system, new siding, and the interior has been gutted.

davis: Does a 203k "require a termite report"? Roseville to San Jose

A termite report is a tool like any other tool there is a time and a place for it. As an investor I always got a termite report as I think it is just good common sense to have eyes on the purchase. The cost of a termite report makes it a "no brain-er". There seems to be a consensus among lenders that the streamlined k may not need a termite report provided there are no outwardly signs of termite damage or dry rot that no termite is necessary. I like them on all 203k projects frankly but are they required? … (3 comments)

Anyone looking for a FREE house? I found one yesterday in Dixon. A big house too. does it need work, of course but it is FREE if you move it to your site. This can be done with the FHA 203k loan program, not a Streamlined k however. This would be a Full 203k loan. This is "perfect for a 203k" and if you think there aren't more homes that you can get for FREE you are clearly mistaken. Appraising a 203k property is a challenge some times. If you asked a hundred different FHA 203k consultants you may get as many different answers. How can that be? It is easy if you look at your own business, there are many people who do what you do, some do it better than you and some do it like you do, and yet others seem to do nothing. It is the same in the business of FHA 203k consultants. Our slogan is "Providing more than you expect" and we take it seriously. Not all consultants actually "consult". davis: Septic systems going out all around you? Vacaville CA

Vacaville is an area that has lots of smaller country properties and some that aren't so small but moreover many of them were built way out away from city services where wells and septic systems are commonplace. Nothing wrong with that of course. It is dictated by the times and the available services. Now, thirty and forty years later we find that a large number of the systems are failing. I'm afraid we have as many foreclosures as any area and with no water flowing for a period of time... who knows. Septic system replacement is considered a "full 203k" however … (1 comments)
