general contractor: She Won't Be Able To Fit In The Door! - 09/01/14 11:32 AM

She Won't Be Able To Fit In The Door!

When it comes to making a bathroom accessible for the handicapped, you have to start with the door opening. Typically, the door needs to be 36” wide and we have less than 28”.

No matter what gets scheduled on the inside, this doorway needs to be opened up so she can get in the room.

general contractor: What is Required For a Barrier-Free Bathroom? - 09/01/14 11:21 AM

What is Required For a
Barrier-Free Bathroom?

There are plenty of rules, codes, and guidelines for a general contractor to make a home wheelchair accessible. I was asked to look at a home today for an emergency alteration to a home that was going to be getting a young woman in a wheelchair. There is not time to do all the changes right away, we will be concentrating our efforts in the bathroom.
On the list of things that must be done right away in the bathroom looks like this:

general contractor: This Siding Was Just Too Difficult to Fix By The Last Contractor - 08/31/14 09:31 AM

This Siding Was Just Too Difficult
to Fix By The Last Contractor

Some pieces of siding are clearly more difficult to replace then other pieces. It is the contractor's responsibility to replace all the pieces, even if it is more of a challenge. There are plenty of examples of this out there.
Some buildings have multiple penetrations through it, or the siding is up very high off the ground, or requires some challenging cuts to fit. All of these are possible for a qualified contractor in your area.
Avoiding these pieces is not recommended because things will only … (6 comments)

What's New In Plumbing?
You May Not Care, But Know!

As a General Contractor in Sacramento, I get to see trends come and go over time. When it comes to the field of construction and building materials there is always trends that change how things appear and how they work. I’m sure we can remember when the single handle faucet first came out. What a cool idea! It looked sleek and the parts were fewer. No longer did we need a two handle system.
What about use of the new fluorescent bulbs that are energy efficient? I … (15 comments)

Do You Need Bollards Installed in Sacramento?

You may not know what a bollard is by name, but you have surely seen them around town. In Sacramento, we can see many different types and styles installed for a variety of reason. They do serve many purposes, you may have a need for one yourself.
A bollard originated as a post on a ship for mooring. We see it today as a post to block autos from passing into an area, we see them as a protective obstruction to light posts and electronic equipment or to protect areas in a … (18 comments)

With A Kitchen Remodel, You Get A Clean Slate

How great would it be to have a qualified general contractor remove everything in your kitchen and you get to decide how it was put back. You can pick the layout to best serve you. You can choose the flooring, tile, and counters that you can afford and have always wanted. Maybe you have already picked out exactly what you want, or need to get some feedback from others.

Wouldn't it be great to start off that kitchen remodel
with a clean slate?

general contractor: I Tried To Tell You That The Retaining Wall Was Going To Fail - 08/09/14 05:17 PM

I Tried To Tell You That The Retaining Wall
Was Going To Fail

Constructing a retaining wall will help in holding back soil from areas around buildings. Without these walls, the soil can erode and push up against the building and wood rot damage to the building over time. Of course the slope would also encourage the flow of water toward the building which can cause it's own problems.
If you are constructing or replacing a retaining wall it is important to hire someone who can do the job correctly. A general contractor with experience in building retaining … (12 comments)

What's Behind That Stucco Damage?

Repairing stucco walls in the Sacramento area can vary in sevariety and difficulty. Obviously it will depend on the extent of the damages caused by the accident, but there is something else to consider. How was the original construction done?
Not all stucco is done in the same fashion. We can see in the photo how this column was built. Not shown is the steel post that supports the carport in the picture.
There is a concrete base that is raised above the parking lot surface. On top of this base is … (4 comments)

Sometimes a General Contractor Needs to Play a Investigator Role

A good general contractor is one who has a lot of experience in many areas of home improvement and repairs in Sacramento. You want to have someone working on your home who has been through it before, he has seen the problems that you are experiencing and knows how to fix the problem quickly and efficiently.

In many ways, the general contractor will have to be a investigator. The problem is not always simple. You may have a guess as to the source of the problem, … (6 comments)

Reasonable Modification Contractor Helps Residents To Stay In Their Sacramento Homes

As an apartment repair contractor in the Sacramento Area, I have been asked to make some Reasonable Modifications to the apartment building in Cameron Park. A Reasonable Modification can come in many forms; it is a change to the residents unit, walkway, or even the access to help accommodate them.

The accommodation may be needed for the elderly, handicapped, or special needs. It often means that the resident can change the apartment, at their own cost and approval of management or owners. The agreement may also … (25 comments)

Dry Rot Repair in the Campus Commons Area Today

There is plenty of dry rot repairs being done in the the Sacramento, Campus Commons area. Siding, trim, and fencing is being torn off and replaced at an accelerated rate as if there were some sort of deadline. Well, there is a sort of deadline – the painters are coming!

Apparently, every 7 years the homeowners association schedule a full exterior painting of the condos and townhomes in this area. The homeowners realize that the best time to repair rotted wood siding and trim is right before the … (22 comments)

What's up with all these broken drain lines?

I got a call to check out a broken drain line while repairing a drain in another apartment unit. There seems to be a rush of these cracked ABS drain pipes in this Cameron Park Community. I'm not sure why they are happen at the same time, probably just a coincidence.

In any event, as a general contractor in the Cameron Park area I look forward to more of these sorts of plumbing repairs still to come.

Who builds a deck without posts?

I need to prepare an estimate to rebuild a second story deck in Roseville tonight. The deck has quite a bit of dry rot and is not worth salvaging any of the wood from the existing deck. I did notice something strange about this deck.

It is my guess that this deck was not done with a building permit issued. There were a few things that made me believe that to be true, but one thing really stood out – It has no posts.

Who builds a second story deck with … (26 comments)

Can I get a second opinion on the
Section I items of my termite report?

I look at a bunch of homes in the Sacramento area that have dry rot repair needs. Many times I get calls from homeowners and agents that want an estimate to repair the Section I items to have a clear pest report. This is not uncommon, sometimes it's good to get a second look at what needs to be done.

A bad repair will only make others wonder
what is behind it.

As a general contractor in Sacramento, I get the opportunity to see a lot of water and dry rot damages in the Sacramento region. I have seen rotted wood in various stages of severity. Water damage in the early stage may be very common, but the badly damaged wood is usually what I get called to repair.

Quite often the area of leaking has been patched by someone in the past. Some are good patches and some are just downright silly. The patch can … (12 comments)

The only way to fix that sinking floor
is to get dirty.

My friends like to tease me about how I never get dirty while at work. Maybe it’s just that I deal with decision makers regularly and I feel the need to look presentable at any time. Today was not one of those days however.

I recently posted about a sinking floor in an apartment community in Rancho Cordova. There was no getting around it, I needed to get under the building and get dirty. I spent a good chunk of the day setting piers … (26 comments)
