plumbing: There Was A Lot Going On Inside That Wall - 02/25/15 02:18 PM

There Was A Lot Going On Inside That Wall

We don't get to do all the repairs in Sacramento, sometimes we have to share the work with others. The manager contracted with a plumbing contractor to do the repairs and needed us to close things open when they were through.
We get to see a lot of things that others have done, somethings multiple repairs over the years in the same area. Things were a bit busy inside this wall today.

There is a drain pipe leak under this kitchen sink in Rocklin, CA - inside the wall. While this may not be the best spot to work on the leak, it needs to be done today. The leaking pipe is effecting two other units in the apartment community.
The tenants have been notified, the drain pipe repair starts this morning in Rocklin, CA

plumbing: Emergency Plumbing Repair in Sacramento - 10/14/14 04:16 PM

Emergency Plumbing Repair

We had an Sacramento apartment community emergency plumbing repair in of the units today. The water could not be shut off to the unit because the main shutoff was frozen open, the main valve would not shut off. Until this could be fixed no other repairs could begin.

It had the opportunity to use fittings manufactured by SharkBite. The benefit of these fitting is that you do not need to have dry copper pipes to make the connections. We needed that today, so we did. It is an amazing product that can … (8 comments)

plumbing: Hairline Crack in This Sacramento Bathroom Drain - 08/30/14 06:27 AM

Hairline Crack in This Sacramento
Bathroom Drain

Sometimes a contractor has to be persistent in an attempt to find the source of a water leak. Seeing that the water is leaking is one thing, fixing the problem is another. That was our task yesterday, finding a plumbing leak under the tub.
From the unit below, we could see that the water was dripping. There was a piece of sheet metal with only the vertical drain pipe penetrating the steel. Because of this I could not see where the water was coming from but it only leaked when … (14 comments)

plumbing: Funniest Thing I Saw Today - 07/14/14 04:42 PM

The p-trap is an integral part of your plumbing system, it serves an important function and needs to be in place. Any plumbing drain in your home or office will have this, anything that drains into the sewer line. The shape of the p-trap creates a pocket of water that prevents the sewer gases from entering you home.

It is true for all drains; sinks, toilets, washing machines, and tubs all have a trap. The sink p-trap is probably the easiest to see, it right under the sink. Your shower and tub will have one under the drain so … (48 comments)

plumbing: What's up with all these broken drain lines? - 06/18/14 04:46 PM

What's up with all these broken drain lines?

I got a call to check out a broken drain line while repairing a drain in another apartment unit. There seems to be a rush of these cracked ABS drain pipes in this Cameron Park Community. I'm not sure why they are happen at the same time, probably just a coincidence.

In any event, as a general contractor in the Cameron Park area I look forward to more of these sorts of plumbing repairs still to come.

plumbing: Temporary fix when the shut-off doesn’t shut off. - 05/12/14 11:47 AM

Temporary fix when the shut-off doesn’t shut off.

When it comes to working in apartment communities in Sacramento, some jobs can quickly become troublesome. Plumbing seems to be a regular issue in apartments; it need to be fixed without making a mess, as quickly as you can. Some days are a challenge…

I got an emergency call for a water heater replacement in Sacramento, the plumber did not show up on Saturday as promised. The tenant was without hot water for a couple of days, and was angry and desperate for hot water. I try to anticipate … (18 comments)

plumbing: I was called to find a plumbing leak in Folsom, I found a mystery. - 05/05/14 05:14 PM
I was called to find a plumbing leak in Folsom,
I found a mystery.

Yes, I spend a lot of time looking for and fixing leaks in plumbing lines and drains. Being a contractor who specializes in water damage and dry rot repairs in the Sacramento area, I have seen many things go wrong when it comes to plumbing. Fixtures can get old, pipes can rust, pipes can break, or even clogs can all be happening in your home just waiting to be a problem soon.
I received a call from a client who had water dripping from their master … (17 comments)

plumbing: Hidden leak in this Rancho Cordova Condo - 05/03/14 03:03 PM

I didn't see the leak in this Rancho Cordova Condo until I was taking it apart.

I am in the middle of a project in Rancho Cordova that includes new granite counters in the kitchen and both bathrooms. In order to install the granite counters, the old sink and plumbing needs to be removed. There were signs of previous leaking but when tested, there were no leaks.

In removing the condo sink, the drain pipes needed to be separated, but this was difficult. After unscrewing the p-trap connectors, the trap did not come apart easily. In fact … (24 comments)

plumbing: Yes, The Cabinet Looks Nice But What Happened To The Hose Bib? - 03/01/14 11:18 AM

Yes, The Cabinet Looks Nice But
What Happened To The Hose Bib?

I was asked to give an estimate on remodeling a laundry room in an apartment community in Carmichael, CA, but I didn’t get the job. I don’t always hear why that happens but my guess is they got a better price. It’s not a fair practice but many times a client will get the lowest bid then “shop it around”; that is, show the estimate with the price and look for someone to beat it.
If I find out about someone doing this, I won’t bid … (66 comments)

plumbing: Going against the flow under a home - 02/23/14 12:59 PM

It is always fun to get under a home and check things out. Maybe it’s because many do not bother to look under a home that things go unquestioned. I recently came across this puzzler while looking at a different issue.
The arrow shows the flow of the main drain line, but the rest is a mystery.
The white PVC pipe is not usually found glue to the black ABS pipe; it went down through the plywood and is not known where it goes. The fitting that it is attached to is odd also. The way it is … (5 comments)

plumbing: That Black ABS Pipe Can Snap and Leak! - 02/17/14 12:38 PM

That Black ABS Pipe Can Snap and Leak!

Yeah, we want to believe that the black ABS drain pipe will last forever; it won’t rust and just sits in the wall right. Well not entirely right. ABS drain lines and fittings can be under some stress for a number of years due to improper strapping, sudden force, or even constant pressure to move.
These are more common than you realize, but you will not know it until it leaks. Of course, an inspection of the plumbing before the walls were closed may have help catch … (18 comments)

plumbing: Water is dripping through my kitchen ceiling, Can you fix it? - 01/30/14 03:36 PM

Water is dripping through my kitchen ceiling,
Can you fix it?

One of the best things about being a general contractor in Sacramento who specializes in water damage and dry rot repairs is that I get all kind of calls from homeowners and property manager in need of repair. The calls can vary greatly and sometimes challenging. The good thing is that anything can be repaired.

Yesterday I had gotten a call from a property manager who was in need of some help. The first thing that she tells me is that the 4 foot kitchen light … (82 comments)

plumbing: Plumbing Drain Leak Repair Inside Wall Found in Folsom - 01/02/14 04:16 PM

Plumbing Drain Leak Repair Inside Wall Found
in Folsom, CA

If you call someone to repair your plumbing drain leak in Folsom, you better check that he is licensed and has experience in doing the repair work. We were called out to give a second opinion on the leak. The owners were glad they did!
Finding a plumbing problem inside this Folsom home involved some conversation with the owner. I like to know things like when does the leak occur? Is it constant? Water use patterns and so on. This all helps in finding that hidden source of water … (14 comments)

plumbing: FAQ - While you are here, can you also take a look at something else? - 08/20/13 06:12 PM

FAQ - While you are here, can you also take a look at something else?

You call a contractor and the repair work begins, you feel comfortable with him, and you’d like some additional work done. It makes sense, he’s there anyway and probably more than happy to help out.
This question comes up a lot!
Why didn’t you request this earlier? It is my guess that if the contractor is new to the client, they may not yet be sure that they will want them around any longer than they have already committed to. If the contractor is … (16 comments)

plumbing: You don't know it but your tub/shower is leaking into the unit below! - 07/19/13 05:29 PM

You may not know it but your tub / shower is leaking into the unit below!

One of the most common plumbing repairs in apartments in the Sacramento Region is a leaking tub / shower unit. So when you are taking your morning shower, it’s trickling into the unit below.
The leak may not be your fault; the plumbing drain lines may just be old. Because of the way apartments are built, you may not even realize you have a leak. The unit below will get the worst of it. It usually starts with a moist area in the … (18 comments)

plumbing: Let’s just tie into the plumbing in the next room! - 05/09/13 08:49 AM

Let’s just tie into the plumbing in the next room!

I had to clean up my hands in a local commercial building today, got a surprise plumbing lesson while in there. Apparently they added a small sink in the break room and figured that they could just run a new drain line into the restroom. It is a creative idea.

plumbing: I Can Fix Your Plumbing Problem, But It Won’t Look Like This! - 04/16/13 05:16 PM

I Can Fix Your Plumbing Problem, But It Won’t Look Like This!

Having a problem with your plumbing? As a general contractor I get the opportunity to help solve many plumbing related problems in the Sacramento Region. Water can do tremendous damage in many ways.
A plumbing leak can cause instant damage.

A water supply line that bursts can pour 100’s of gallons of water in a matter of minutes. Imagine what could happen if no one were around to see the problem. Even with the loss covered under an insurance policy, the time and effort … (13 comments)

plumbing: Sacramento Shower Fixture Cartridge, Check Stop Valve Can Be Repaired - 04/06/13 07:00 PM

 Sacramento Shower Fixture Cartridge,
Check Stop Valves Can Be Repaired.

The check stop valve is designed to help work on the plumbing fixture without having to turn off the water to the building. If you need to work on the shower cartridge, the check stop valve can stop to water right at the shower fixture. You just need to turn the two sides off, and then work on removing the cartridge. The alternative would be to shut off the water to the building, drain the water lines, and then get to work. The check stop can … (8 comments)

plumbing: Do you want a fix or a complete repair? - 01/06/13 03:48 PM

Do you want a fix or a complete repair?

Do you know what you are getting when you call for a repair? You call a plumber to come fix a drainage problem, it’s an emergency and it must be repaired right away. The plumber comes out and cuts a hole in the wall to get to the problem. It may be a bit complicated and takes several hours to complete the repair, but the drain is put back together and is working like new. The plumber’s job is complete, he’s heading for home. But there’s a problem.
The plumber … (17 comments)
