brentwood: When "Better than new" really IS!

In all my 20+ years of selling real estate in Middle Tennessee, I have been the curmudgeon when it comes to being a believer that ANY house could be “Better than new.” How can something – ANYTHING – that’s already been “used” be “Better Than New?” Wouldn’t “Normal wear and tear” make it less good than new? With the appliances being “aged,” won’t they wear out faster? How ’bout that old saying that “when you buy “used,” you’re inheriting someone else’s problems? Each Month, I receive market statistics from the 2 Associations of REALTORS in my primary Service areas. I also do some statistical analysis of my own each month so as to see a more "micro" picture of what's happening with respect to home sales in Middle Tennessee. HERE’S what we have been hoping to see . . . Especially after a particularly dry November, December, and January, we REALTORS are feeling a welcomed bit of SPRING in the air already in the Local Real Estate Market. It’s not ALL blooming roses yet but we are seeing some good signs towards the beginnings of recovery. Comparing the numbers from January 2008 and January of 2009 (as told by the reports from the Associations of REALTORS at the bottom of this message), the number of closings are WAY off the pace – In a BAD way.
