licensing duties: ADVISE and ADVICE TO REAL ESTATE AGENTS - 01/27/18 02:47 PM
The learning curves that come with life. Of them there are no end and this is how it should be. Life is not a still but an action to be grabbed and held onto and then to run with it in every direction. The speed and the topics of what to pursue are subjective so seek your own but learn from everyone so you can mitigate error, wrong directions, pits and losses while you carpe diem!
ADVISE
First, the above paragraph includes everyone & all subjects. As to advise it is just my suggestion because each one must make their own footprints to first … (14 comments)

licensing duties: THEN WHY DID YOU HIRE ME? - 01/05/16 11:41 PM
I have a client right now that doesn't do Real Estate for a living. However, they know that they need an agent to come and go in the world of Real Estate and for that I give them a professional nod. But I am perplexed. You see this client knows they need an agent to hit the Real Estate ground running but after that, they think they know what is best...as in always getting their way
HIRE A LICENSE?

I am talking about an interesting fine line here between me servicing the customer client and them just wanting to use an agent's license for what … (15 comments)

licensing duties: PRINCIPAL SAYS CAN YOU HELP ME? - 09/02/15 12:40 AM
That's how the phone call started out. I proceeded to vet the caller and discovered that she was NOT ready to hit the ground running in Real Estate. The dialog was guarded but flowing back and forth when she said certain words to me. Upon hearing them, I had to tell her we need to hang-up, I am sorry and I have to go.
SHE HAD AN AGENT
Not once but several times. Mam, I cannot help you and I cannot continue to speak with you. WHY? This lady had an agent, signed sealed and locked in that she was working with but didn't care … (9 comments)

licensing duties: FREE REAL ESTATE SERVICES? - 08/01/15 04:37 AM
Friends and family even neighbors or a co-worker may approach a Real Estate agent and ask them to help them buy or sell something. The premise is usually that we are close, there is a need and I need your help but I cannot afford to pay you. In fact, I need all the funds coming or going and then some. Will you help?
ANSWER
In coming to me, you have confirmed what I always thought and that is that your thinking is sound in choosing me. Good first step. There is much to be done so lets get to it! I need to ask … (14 comments)

licensing duties: ETHICS AND MORALS WORK WELL UNTIL THEY DON'T - 11/19/14 11:09 PM
During the World Wars which were new to everyone all over this planet, you were never to cooperate with the enemy upon being captured. However, it was decided at some point that name, rank and serial number was relevant and necessary. On anything else no matter how trivial, you were told to clam up!
EASIER SAID THEN DONE
That was the rule and men lived by it out in the open but in secret and circumstances, another dynamic took place. They were tested on these beliefs.Torture changed all that and men broke and talked. Shamed for the conduct but also perplexed as to … (2 comments)

licensing duties: WHY DID THE REAL ESTATE AGENT CROSS THE ROAD... THE ETHICAL ROAD THAT IS - 09/04/11 08:15 AM
If you actually read the code of ethics, you will see where they were brought about because agents needed to NOT do those things specifically. Each one came about from someone doing that very thing and no good became of it. We are told via the code to take particular note of specific things and adhere to the proposed-standards
DON'T CROSS THE ROAD
I participate as a volunteer at my local board of Realtors Grievance and Professional Standards Committee. It never fails to amaze me what agents do and why. The temptation to get ahead to make money and the love … (6 comments)

licensing duties: SOME INVESTORS TAINT THE MARKET....AND WILL TAKE YOU WITH THEM - 06/06/11 06:30 AM
I have a short sale that keeps attracting investors who want to make everyone rich. The plan is a simple one. We low ball the banks, supply them with supporting data and then buy/sell the property for a steal. Then, these same investors flip the property and can make anywhere from 30-60k in two months time...
LICENSE FIRST...MONEY SECOND
Of the making of money in this country, there is no end. It is how we make the money that determines just who and what you are at the end of the day or your life for that matter. When an agent … (5 comments)

licensing duties: REAL ESTATE MUST KNOWS.....MATERIAL FACTS - 10/28/10 02:48 AM
The subject of what makes a person interested in a piece of property is an interesting one. It is an emotional experience and a functional one too considering the size of the purchase. Once we get through all that, there remains the material fact...the subject of this post
WHAT IS A MATERIAL FACT...?
Anything that affects the price you are going to pay and your decision to buy is a material fact. Withholding material facts can be the leading cause of trouble for lots of players in the transaction. It is often named in lawsuits after the fact.
That is why … (13 comments)
