I have never really believed the Real Estate exam they administer in California to be effective or on target with how a newly practicing Real Estate agent should proceed. In fact, just because there are a certain set of do's and don't doesn't mean or guarantee a licensed result whatever that is. Just what is licensing and what is it supposed to do or not do?

What is the point of having a Real Estate agent if that agent does not make a difference? Let's back up a bit. A principal like a seller, investor or buyer wakes up one day and wants to enter into the Real Estate fields i.e. do some business. In the majority and high percentile of cases, that means calling an agent to hit the ground running & gets things going!

I talked with a background investigator one time that was in charge of evaluating a persons character. I brought up how I have been licensed for decades and he remarked that his agency while acknowledging the background doesn't give it to much weight when applied to certain positions. You can learn to fly an airplane, drive a car, work a machine, use a computer, cell phone, and other items and products that require some learning and instruction but at some point, after you are off and running with it, whatever it is...you now have the responsibility. With all this past and current foreclosure nonsense, litigation, short selling, loan moodifications, and all the rest of it.....one wonders what will become of the Real Estate industry future. This is a fair question and cannot be answered in detail mainly because Real Estate is so vast and also because we are often in the eye of the hurricane unable to see what lies ahead

The selling or buying public to be often gets their first time education in Real Estate and the problem is they don't deal in it enough to learn about it the way professional agents do. You see agents deal in it everyday and we get to see what does or does not take place, work or make sense. When I used to work at Disneyland years ago, I noticed that they had ticket takers that ranged in age from 25-80 years old. Everyone is kind, courteous, and helpful when admitting you into the Park...I couldn't help seeing the the elderly got more of a joy out of it especially with the young kids coming in...What did they know about this?
