principals: COMMISSIONS EXCEED 100 BILLION ( the pie slice) - 07/11/21 06:22 AM
There is blood in the water just like there is gold in the hills and diamond mines to be dug, add buried treasures, get rich quick schemes and opportunists galore. Real Estate if explored with amusement is like one of those watering holes in the Amazon were all sorts of animals congregate first for the water, then to mate, then to declare territory and for the many to eat and be eaten
WHAT ARE "THEY" THINKING?
Today as in right now, Real Estate is moving for the players involved. It is a healthy long-term, wise investment to hold onto & for those that … (4 comments)

principals: PETTY is not PRETTY ( ponder this ) - 07/03/21 10:21 AM
Petty is a very useful word when wielded or when one is reminded of it. PETTY DEFINED: Of little importance, trivial or minor in being. There is a paradox at work. In order for something to be petty it must be seen as insignificant but acknowledeged as such. To better understand, petty has its place
SMALL POTATOES
This is Amercian slang that simply means of no consequence or importance. Compared to a big potato, it makes sense. Why do we then take a situation that is clearly shown and make it into more than what it is? The words and the actions are … (7 comments)

principals: REAL ESTATE EXAM SHOULD HAVE - 10/02/20 04:34 PM
I have never really believed the Real Estate exam they administer in California to be effective or on target with how a newly practicing Real Estate agent should proceed. In fact, just because there are a certain set of do's and don't doesn't mean or guarantee a licensed result whatever that is. Just what is licensing and what is it supposed to do or not do?
SIMILAR TO A DEGREE
Its not the degree one walks away from when leaving college but how it is activated and wielded on the job. How can any degree prepare anyone for what is to come? All it can do … (8 comments)

principals: THE MIND OF THE CLIENT - 05/05/20 09:57 AM
Whatever your profession is and services offered either as an agent or layman the client is thinking, wanting and expecting and customer service demands we get to the heart of the matter timely as well as do a good job providing we get the job to do. In Real Estate often clients do not know what to do or whom to choose except that they want an agent in the majority of situations.
THE CHOICE TO AGENT-UP
The mindset of a client to look for an agent to protect their position is a wise/safe move considering the risk & amount of money at work … (8 comments)

principals: WHAT ARE YOU SELLING (real estate theme) - 11/09/19 01:43 PM
In Real Estate sales the product is the engine that drives the industry. However, the engine needs a driver and that be the agent in the high majority of instances. The first thing to be sold/bought is the agent to the buyer and to the seller and then we begin the process of moving the product together. An agent is licensed and from that pool, clients pick one and begin. Agents are saying pick me.
AGENT FIRST IMPRESSION
Here is where we begin the sales process of selling ourselves to whoever is looking to purchase an agent. Presentation rules the world in food, people, toys, … (4 comments)

principals: MALE OR FEMALE REAL ESTATE AGENT - 11/08/19 12:20 PM
Years ago I brought this up and a lively meaningful discussion ensued and is in my old post home (blog-museum). Time to update this topic and bring it current. For the public: Who do they prefer to work with and do they even have a preference or just use what is presented. If it breathes and is licensed they approve. What about you agents. What have you found out as to their position on this and what is your preference? If it sells or buys its mine?
LICENSING IS THE ANTE
If you are licensed then you qualify to enter into this discussion. … (22 comments)

principals: AGE OF AVAILABILITY IS UPON US - 06/07/18 09:35 AM
We are well-into the age of being available i.e. instant person to person contact and rapid responding. No voice mail, no putting someone on hold or long wait times will be the norm or will be tolerated or increase but instead decrease. We demand the making instant, in the moment, spontaneous sending and receiving to be the new norm. Tex-ting does this, emails and phoning does this. It will also be of such a high standard that it will judge all performances for this subject
AVAILABLE OR NOT?
In the world of YES or NO,  isn't this what it all comes down to? Who wants a … (9 comments)

principals: WE ESTATE? (when too many are involved in Real Estate) - 08/31/17 10:56 AM
Its the old classic behavior that shows up here and there because of human failure and weakness. Doctors complain that patients don't listen and interfere yet patients want help. Attorneys tell you to keep your mouth shut yet clients cause their own self-inflicted misery 90% of the time. Real Estate agents are not exception-ed either. There is always a client or principal that has to play co-agent
WE ESTATE?
My license only says my name on it. Only I know what it took to get it & what I agreed to do & not do. I don't partner up with non-licensed people. Why? We would have two different mind-sets … (6 comments)

principals: MY CLIENT TO BE DIDN'T CHOOSE ME - 04/12/17 08:45 AM
I do free consultations. My motives are clear and transparent when I do so. I like helping people and at the same time, letting them sample my wares. There is nothing to compare with like a free sample. No risk and it is a quick and immediate way to break the ice and establish rapport or at minimum a contact
HOWDY NEIGHBOR
A neighbor about 6 houses down was in contact with me for months on how to best proceed with his home as it applies to his personal circumstance. He travels to work 4 hours a day there & back and he … (24 comments)

principals: AN AGENT HAS TO CLOSE - 12/06/16 07:59 AM
What is the point of having a Real Estate agent if that agent does not make a difference? Let's back up a bit. A principal like a seller, investor or buyer wakes up one day and wants to enter into the Real Estate fields i.e. do some business. In the majority and high percentile of cases, that means calling an agent to hit the ground running & gets things going!
AGENT ACTIVATION
There has to be and most certainly is a big difference between an agent ramping up to do business and an layman or FSBO. When hiring an agent, a series of mandatory events … (7 comments)

principals: WIZARD of OZ LOCAL REAL ESTATE AGENT - 08/04/16 02:26 AM
The Wizard had set-up his Real Estate brokerage in Emerald City; a small community rural in nature but with impressive destination features and offered expert Real Estate services to his community. In the song title "We're Off to See the Wizard" it states he is a wonderful wiz if ever a wiz there was followed by the conclusive ending that states "because of the wonderful things he does". It is as simple as that. If you do wonderful things, then you are the Wizard of your world..

principals: RETURN OF THE CONSULTATION - 06/27/16 11:51 PM
With the Internet helping out and commenting on every subject imaginable, the random opinion levels for everything by everybody will rise with it. It is a self-educating system that works via a beck and call system which exceeds studying, enrolling or structure of any kind. If one wakes up and wants to know something, GOOGLE it and the education begins
SHOW ME or TEACH ME
Now lets be frank and succinct here. Not everyone who is given tools know how to use them. Not only is further explanation necessary for the majority but also how to learning experiences as well as demonstrations which lead to practice makes perfect will … (7 comments)

principals: REAL ESKATE? (not a typo) - 05/19/16 12:57 AM
This is not a typo or misspelling. This is where your agent skates on by and doesn't do the job intended. What happens is that all suffer because of this and whatever results that were expected go on hold. Time now enters into the mix and the famous deal killer of all kicks in. You waste peoples time with  mixed messages. At these prices, lets be more than clear
CAUSES EXPLORED
Just to be fair, there is another cause of this dynamic too. It is a client who calls the shots and puts an agent on point. This could be a buyer who wants to low ball … (13 comments)

principals: THE PUBLIC & REAL ESTATE AGENTS - 01/04/16 12:00 AM
I like listening to people wherever I go but not intruding or eaves-dropping. NO. However, you can overhear someone without wanting to at times and an interest in common may come up. That's when I listen in for that short period. In other occasions, I ask a specific question to get answers to a subject.
BAD REAL ESTATE
Anyone who has had a bad experience with a Real Estate agent makes it known and doesn't mince words either. The funny part of it is that they complain mostly about the agent, personally, who is the insult and then the transaction involved which is the injury. It was the … (7 comments)

principals: RAN RIGHT REALTY SALES PROCESS - 09/23/15 09:34 AM
In Real Estate, there is a general mode and understanding that everyone can relate to and a specific one where the interaction is spelled out and carried out along a time-line. It doesn't matter if you are buying, selling, renting or investing, Real Estate is a time driven transaction and it comes with one obvious point
IT CAN OVER AND UNDER WHELM
Underwhelm: this is when we fail to make an impression in the Real Estate world either about the product, service or application in regards to transacting.
Overwhelm: give or introduce too much of a certain thing or item where it inundates and dominates not allowing … (8 comments)

principals: FREE REAL ESTATE CONSULTATION IS CONDITIONAL - 05/19/15 11:42 PM
Have you ever sampled a small portion of broth, pastry, stew, food or something sweet? Many places offer free samples in the hopes that you will recognize the value and commit to a purchase. I have seen this in Costco and Trader Jo's and if you try to have more than one, it gets awkward real fast as it should
THE PROCESS
Its the same thing with a Real Estate professional. Yes, we can do comps, market reports and comment intelligently on our market and industry and most certainly hold a conversation but where we really pay off is when we are hired to … (10 comments)

principals: THE COMPROMISE CONCEPT - 04/14/15 08:30 AM
Who wants to give in? Who wants to be the first? You see at some point this has to take place. We have complicated it and made it into a game of sorts. Strategy has become part of the dynamics. Compromise will be with us for our life times...use it on everything except one thing......your principals
GIVE & TAKE
We have to find solutions and each person may see their way to be the best way. But you see everyone sees their way to be the best way so being inflexible is not an option. Give and take is...Ask yourself what is important … (5 comments)

principals: WHEN THE CLIENT HAS SAVVY - 03/30/15 12:01 AM
I have had this happen to me three to five times in my Real Estate career where my client or principal has just as much or more savvy as to what we needed to get done and why as I did. It was awkward for me to have to switch hats from always being on point to carrying out specific instructions regardless
MINE WORKS
My style of Real Estate is to have everyone on board, knowing what is going on and why and to explain or brief what comes next as we travel, plan and implement strategy. I also include marketing and advertising … (9 comments)

principals: WHAT GOES THROUGH THE MIND OF A CLIENT? - 08/30/14 11:59 PM
I have had so many clients over the years and they all had different approaches to doing business. I never know what to expect and the initial meeting is where not only will I find out what is required but also how to go about handling the transaction. I have encountered... details to indifference, greed to generosity and meddling to free hand dynamics
I WORK YOU PAY
Very few of my clients balked at commissions even though I have had some that based everything on money and nothing else. To see that dynamic at play in other areas of their life made me not take … (10 comments)

principals: ZILLOW WANTS TRULIA WHO WANTS ACTIVERAIN WHO WANTS YOU AND ME - 07/25/14 12:11 AM
Remember those Chinese boxes where one box is put into another and then another and as you open each one, a smaller one is in there until you reach the teeny tiny one and in that is some sort of gift or message? That's what comes to mind here after reading about how Zillow is interested in acquiring Trulia who of course dined on ActiveRain as sort of an appetizer who hosted little ole you and me
