Back in the 80's, I put my money up and pooled with others and we went into development. We would buy land, build on it and then sell it off. Apartments, single family homes and Condominiums were all fair game to build. I partnered with two seasoned men because I was the green horn in building. It is amazing to watch raw land transform into improved property and then see people move into it.. In the mid eighties, I partnered with two other professionals and did my first development. When you put up your own money and the money of friends and family, you look at things under a microscope to make sure you covered all the angles, bases and things that may come out of left field... BUILDING A SUBDIVISION I researched the area for comparable (s) and found not only good pricing but was very happy to know that the comps exceeded our break even point. Yes, this is a true story...the best type of story to learn from. Many years ago, I had started three very successful companies. One of them would allow investors to invest in the building of Apartment Units and earn as much as 30% within one year on your money. Business was good and the world was ours...my partners and me..... WE WOULD BUY LAND.....BUILD ON IT...AND THEN SELL The word quickly spread that the opportunity to make money investing in Real Estate was available. Many years ago, I was partnered with two very creative people who were good at buying land, developing it and then selling the product. It was lucrative and my two partners were seasoned and one was second generation. We became aware of a potential six home site in a prime area that was just sitting.
