We all have heard the words TITLE INSURANCE in REAL ESTATE and expect it and pay for it and nothing more is said. It is part of the Real Estate transaction. Reading a policy is interesting as most people don't even know what it means or what to look for. I had a past transaction where I ordered a preliminary title report or pre-lim.... I manage property and I am in the process of renovating a rental that was occupied for about 8 years. I was doing land assemblage for subdivision entitlements right before the crash picked up speed and made itself known. It is a lucrative business for agents and developers to seek out parcels, assemble them and then get them approved for units. I spotted a large parcel and called the city..... WHAT'S THE ZONING? You want to know what the zoning is and what they will allow and whether you will need a variance or re-zoning.
