There are forms for everything now a days and I must say that some of them are pretty good and necessary while others just waste time and drag out the process. But anyway you look at it, today's Real Estate transaction eats up quite a bit of paperwork, time and money. For over 20 years (1972-92), I visited the different courts across Southern California while managing properties and doing my own Unlawful Detainers, small claims actions and disputes and while waiting for my cases to be called, I heard everyone else's case. It takes more of a person to discipline and maintain composure in a unpleasant situation than to just lose it and make things worse. I manage property and have been doing it for years. It has always been my belief that the landlords take unknown risks when renting or leasing a property. Part of that has to do with the eviction procedures here in California. You see the courts are inundated with so many cases that evictions do not get priority WHERES THE RENT? Its in the old movies. There was a profession in the 1700's England where you were hired to walk the neighborhood and cry out what the time was and to state all is well. Of course, all had to be well for you to cry all is well. Usually it was.
