You buy a property at auction for half of its today's price. How much are you going to charge in commissions? Funny, but customers are so used to Seller paying commission, that when they buy with agent at the auction, they are upset that they have to pay the commission.

Couple of days ago I was at the Tax Deed Auction. On one of the properties, a nice 3/2 in seemingly good shape, there was a real fight. Starting bid was a bit over $4,000, but quickly escalated. When they got to $90s, suddenly one of the guys sitting with an I-Pad, got excited and went to the Clerk of the Court, who was conducting the auction.

Friday is the day when the County schedules foreclosures for Daytona area properties. Used to be 2 days a week on average 30-35 properties a day. Not anymore. Today after a few cancellations, which is very common, there were only 5 properties left on the foreclosure list. I drove all the way to Deland, our county seat, because there was one condo-hotel unit in Oceans Jewels Club going on the chopping block.
