My last post I am not getting it. Do you? was to some extent the result of confusion. I lashed at the agent's post which was not intended for my eyes, and it was in Spanish because it was, as I now understand, written for Guiliana's Spanish speaking customers on Localism.
There are two parts to our being on AR: pleasure and business. We exchange ideas, comment on blogs, visit friends... When I am in a business suit, then it is business, and it means posts to Localism: Listings, market snapshots, events, photos, etc.

Actually, he is not really new for the area. James Dion, the new GM of one of the best and still affordable (wonderful combination, isn't it?) condo-hotels in the area is not a novice. Only 6 years in business, but he is rightfully considered one of the strongest GM.
I first met him when he came as GM to Fountain Beach Resort, where we have our office. Hawaiian Inn - one of the most successful older condominium-hotels in Daytona Beach area is in the news.
The property was built in 1965, and time takes its toll. Some mechanical problems caused it to be closed for  some time in 2007, and though the management was running it at very high occupancy, they still came a bit short of the previous year. I think they had the best occupancy on the beach in 2007.
The problem with collapsing coquina stone forced them to close their operations for several days in January, and the Management company decided to pull the plug.

Hawaiian Inn Oceanfront Resort is a 208-room resort built in 1965. Very popular and enjoys repeat customers, coming there for years and years. The resort was converted to Condo-Hotel in 1999-2000. This is the most family-friendly area of the "World's Most Famous Beach." The Hawaiian Inn beach resort offers its guests  efficiencies and one-bedroom or two-bedroom suites, most with balconiesoverlooking the Atlantic Ocean in Daytona Beach.
Though this is an older property, it is well maintained. Good management provides for better than average rentals. Very nice amenities, with pool, gift shop, restaurant with the only Luau show in the area.

Brad Anderson's  Who's Reading Blogs Anyway... 3 Ways To Find Out brought 241 comments (last checked Nov 17). I liked the blog, but caught myself for the first time on AR that I read 10-12 comments and then went straight down to leave my own comment.
Is there such thing as too many comments?
There are obvious pluses to the killer post.
it doesn't hurt the author, it is a sign of wisdom and power, it pushes you into celebrity status,  You look good if the public see that (success is in numbers), we can't measure the quality, and we substitute is with quantity … (15 comments)

I responded to anonymous e-mail request for the info on a particular Listing. This happens quite often. It puts me in a tough situation: I do not know anything about the person, who sent me the e-mail, so I understand that they do not want to open up. Fine, they are protecting their privacy, but at the same token I can only provide general information.

A few weeks ago I got an e-mail from a prospect in NC. He found me on the Internet, so I was already happy. I answered, he called and we discussed a lot of things. I forwarded him information, listings, wrote crazy long e-mails answering endless questions. Daytona Inn Beach Resort is centrally located Daytona Condo-hotel with just over 150 rooms. The property has both studios and suites ranging in prices as of October 29 from $75,900 for a 375 sf studio without much view to a 700-sf suite for  $235,000.
From January 1, 2007 to date there were only 7 units sold ranging from $75,000 for a studio and $167,000 for a suite.
The market is slow, and this is not uncommon today.

As of October 28 there are 16 units for sale in Harbour Beach Resort ranging from $84,900 for a studio with city view to $219 for direct oceanfront one bedroom unit.
In tis very slow market, strangely enough, these units hold better value than many others. Oceanview studio without a balcony for $139K is a terrific price on the market, where you can easily get something with similar view for high $50s.
