I have received a call from a client, whose 2 condo-hotels we have sold back in 2004. His brother was in town, and was looking for at least a one-bedroom vacation place with the least hassle. Future possible resale was also important.

Sometime the real life stories beat any and every imagination.
The owner of 3 units in the  Fountain Beach Resort, a condo-hotel in Daytona Beach, was not paying Assocaition fees for quite some time. I thought he would sell his units, but he is a wheeler-dealer and always bought and sold himself, so I was sure he would do the same thing this time.  He would come to our office (and we are in this building), ask us about the market, what the units were going for, and then shake hands and walk away.

It was morning when my phone rang, and it was Bob Koslow, a staff writer for our local daily - New-Journal. An Orlando couple walked in my office  yesterday off a Marquee sign in front of the resort saying "Condos For Sale From $50K". So, I took them to one of the units in Fountain Beach Resort, were my office is, and they were unimpressed. They asked me whether I could show them anything that would impress them.

It is April already. Time to check on the Oceanside Inn - a condo-hotel on the Atlantic Ocean in Daytona Beach Shores.
9-story condo-hotel is home to 191-room resort right on the Atlantic Ocean. End of last year was tumultous for the property, but many people did not understand what happened there. And what happened was the control of the  property shifted from a professional management company to the board that is a well intentioned clueless people.

Here's the  update on Hawaiian Inn, old but very popular condo-hotel in Daytona Beach Shores.
The Property is undergoing the major renovation. This is the biggest job (and, accordingly, assessment), that you get when you are on the ocean. It involves concrete restoration, when the concrete on the balconies and on the walkways of the properties with outside corridor system is replaced.

A lady called me in the morning. She was calling about her mom, an older lady, who would love to live in a warmer climate closer to the ocean. They see the prices in the $30s in Hawaiian Inn, and they like the way the property looks, so they are interested.

Started in South Florida in early 80s, the condo-hotel concept went into hibernation after the change in tax laws in 1986 and rebounded in the second half of 90s. In Daytona first condo-hotels started when owners of oceanfront properties (BTW, from South Florida) cold not sell them as hotels in the stagnant market (the today's is not the first in history), and found it much easier and more profitable to sell units to individual owners.

Maintenance Fee. The simplest but the most confusing issue.
The first question is always about the association (or maintenance) fee. Sometimes I would even get "give me the fees for different condo-hotels and we will make our decision based on that".
On our street smart scale the less the maintenance fee, the better. Let's look into that.

The developer of the Oceans complex sold the parcel to a construction company Callahan & Sons, and they decided to go with one tower concept.
