When I was a full-time practicing agent out there in the trenches an opportunity came-up for me to volunteer for my local board. Called Grievance Committee, I was told I would sit on a panel and hear situations involving ethics and agents in real life scenarios. I thought that this could become quite helpful so I volunteered. I wanted to help agents help themselves to become sharper and more precise on what they were doing, are doing and why. Sitting on a grievance committee or professional standards board gave me direct access to practicing agents who may or may not be aware of certain rules. I was meeting up with potential buyers for a nice short sale recently. I like to schedule showings either concurrently or back to back. I made appointments and met up with my first group. While there, my second party showed and instantly recognized each other as having met before. Every one lived in different areas too.

That's what I call them.....let me explain. You see every once in a while, wherever I go or wherever I am, I do something I normally don't do. I actually look for the opportunity. I'll name a few even though there are hundreds of examples....... For instance......
I saw three young boys riding their bikes the other day. They could have been you or me when we were kids. I decided to buy them all an Ice cream. The convenience store was right there.....I invited them in and told them to pick-out whatever they wanted.....
