experience: OPINIONS yours and theirs - 05/12/19 10:51 AM
There is no end to what people think. You can ask anyone about what they think about this or that and they will respond (some better than others) but all will have a say so of some sort. Take this example for instance. I have extensive Real Estate knowledge forged in the fires of the field of experience. I know what works and what doesn't work
ADDED VALUE (mine)
Part of my education involved going to courtrooms all over Southern California in regards to different Real Estate matters thus testing beliefs, contracts, laws, compliance and what is required, allowed as well as prohibited, risky, litigious and not … (12 comments)

experience: THE PUBLIC AT LARGE DOES NOT KNOW - 02/09/19 08:05 AM
Agents, family, friends and people at large are all aware in general about various subjects but does that mean they know what they are talking about? This question applies to all careers, practices and endeavors one can pursue. I know a little bit about everything as my seeking and wanting to know ability runs at optimum however does that make me a master of the subjects or the products for that matter?
REPETITION CAN DECEIVE
I file taxes every year but I could not tell you anything about the tax laws & all related matters to it. I know to file or else … (9 comments)

experience: FIRE BROKE OUT RIVERSIDE CALIFORNIA - 12/22/17 07:45 AM
You never know what the day might bring except to get-up every morning and be ready to meet and greet it. Be careful not to fall into complacency or routine. Why? Be aware of the obvious i.e. no two days are alike making you sit-up and at the least show the principle some respect. Then, your day may summon you for extra-ordinary service
I NEED YOUR HELP
I am committed to a principal belief and enjoy the fruits of it. It is simply this: If I am doing well as can be expected, I always lend an eye and an ear to the other fellow to see if he … (2 comments)

experience: WE ESTATE? (when too many are involved in Real Estate) - 08/31/17 10:56 AM
Its the old classic behavior that shows up here and there because of human failure and weakness. Doctors complain that patients don't listen and interfere yet patients want help. Attorneys tell you to keep your mouth shut yet clients cause their own self-inflicted misery 90% of the time. Real Estate agents are not exception-ed either. There is always a client or principal that has to play co-agent
WE ESTATE?
My license only says my name on it. Only I know what it took to get it & what I agreed to do & not do. I don't partner up with non-licensed people. Why? We would have two different mind-sets … (6 comments)

experience: LEARNING CURVES - 07/10/17 07:23 AM
Learning curves many times are mistaken for knowledge. We have the ability to do most anything. These curves are introductions to knowledge or just the beginning stages. Ân experience is the next stage and that is the one that teaches, rewards and even introduces us to more learning curves. Where we get into trouble is as follows:
SUBSTITUTING LESS?
There is no substitute for experience. It is the necessary follow-up to the choice made and helps us to recognize, adjust, practice and fine tune our activity to our satisfaction. Some experiences are serious in nature when they involve health, welfare, gain, loss & specifically a … (4 comments)

experience: REAL ESTATE KNOW IT ALLS? - 06/16/17 06:25 AM
There isn't anyone you can run into now a days that doesn't know something about Real Estate. When it is doing good, it is in the news and word of mouth is about. If not so good, the same dynamics apply. No matter what condition it is in or what reasons lead you to the Real Estate arenas, everyone has something to say... some more than others...
LAYMAN WHO HAS DONE IT BEFORE...
These folks boast a little more than the casual at large person who just heard enough to say a few words. This person will state they have been there and done that speaking like … (15 comments)

experience: LESS EFFORT MORE RESULTS - 01/31/17 09:01 AM
The idea of less is more demands respect. Often we add or take-away from what is and the result makes us buy prematurely into the situation by compensating either over or under resulting in making the action at hand our personal endeavor while in fact, it should just be another situation to solve and remedy. Why make it otherwise?
OUR-PART
Often talk can be seen as the agitator as well as the aviator. When identifying an act or situation, many times we judge it prematurely which narrows the handling of what is taken place. We either paint a bleak, negative picture which could become prophetic or we dismiss or become indifferent making … (19 comments)

experience: HOW I BEGAN IN REAL ESTATE - 10/03/16 12:53 AM
A few decades ago, when I knew nothing about everything, I was introduced to several aspects of the Real Estate business. I worked for a man that did property management which was my entry level point into Real Estate. No license was necessary as he owned all his properties. He also did appraisals, second TD loans, construction and whatever the Real Estate industry required
SCRATCH
I must emphasize, for not only honesty reasons but to also show the Real Estate subject matter respect that I held the record for being the first human "deer" in the headlights. Why? Learning about one facet of Real Estate is challenging … (25 comments)

experience: THE FIRST RING? (business theme) - 09/05/16 12:14 AM
Want to shock someone? I mean really catch them off guard, when they least expect to get caught? How many people can say that when they called a place or a person that whoever answered the phone did so on the first ring? You almost have to put your thinking cap on, access your memory-library and could count this on one hand!
CALL ME...
For decades, I used to answer the phone every-time it rung eager to help whoever was calling in general. If we had a special promotion going, a hot property for sale or rent or if I was expecting an event response, … (7 comments)

experience: ALL I NEED IS A LICENSE? - 08/18/16 10:16 AM
If there ever was an industry where you can walk right into it Real Estate just may qualify. But then, what do you really know? The person who thinks that they can do this while they do other things or just try their luck may or may not succeed. Consider however what about the client or principal that has or will literally bet the farm as in "all in" and either wants to buy or sell and they choose or end up with the newbie

experience: WENT WITH ANOTHER REALTOR? - 08/15/16 12:25 AM
So how is everything going I asked my neighbor, who I have known for 8 years why is he selling his home. I got over the shock of seeing a For Sale sign on his front lawn one day and wondering why he didn't contact me? My wife, using her intuition said he probably owed a favor or had a friend and was obligated. After 30 days went by, I ran into my neighbor and we talked

experience: REAL ESTATE LOOKS SO EASY - 07/17/16 11:40 PM
The buying and selling of Real Estate is the one topic that everyone has something to say about some more than others. Its everywhere, its part of the American dream, it affects peoples lives and provides for the most basic necessity of all commonly known as shelter. It can reward or bury you depending on so many factors. Practicing or playing with this subject using real money and life circumstances is not recommended

experience: RETURN OF THE CONSULTATION - 06/27/16 11:51 PM
With the Internet helping out and commenting on every subject imaginable, the random opinion levels for everything by everybody will rise with it. It is a self-educating system that works via a beck and call system which exceeds studying, enrolling or structure of any kind. If one wakes up and wants to know something, GOOGLE it and the education begins
SHOW ME or TEACH ME
Now lets be frank and succinct here. Not everyone who is given tools know how to use them. Not only is further explanation necessary for the majority but also how to learning experiences as well as demonstrations which lead to practice makes perfect will … (7 comments)

experience: WHEN YOU DONT KNOW - 06/13/16 02:48 AM
There are certain subjects that escape me entirely. Some of them are things I don't know about because I had little or no exposure to it and other subjects I could care less about knowing. Both come under being ignorant to the first timer and I am at peace with it. What I don't know, I don't know and that in itself is a type of knowing if you choose to believe it
YOUTH IGNORANCE
In my younger years, when I was eager to please for a various amount of reasons, I was not eager to admit ignorance or not knowing. That didn't get you ahead or make your personal … (8 comments)

experience: ITS NOT HARD ITS COMPLICATED - 04/30/16 12:11 AM
There is a difference between hard and complicated. Defining them will help us see the applications more clearly. HARD: requiring a great deal of endurance or effort above the ordinary. COMPLICATED: consisting of many interconnecting parts or elements with possible intricate effort required. Many situations pop up that come under these two headings
RESPECT MATH
I remember having to take a mandatory course in statistics when in college. At first, I found it interesting and saw the value of applying math to the thinking process and assessment. Math doesn't lie and it is universal in application. As the course unraveled, it took on a deeper definition … (6 comments)

experience: ANYONE CAN BUY or SELL REAL ESTATE? - 04/23/16 12:36 AM
You don't have to be licensed to buy/sell Real Estate. I run into people all day long that claim it, comment steadily about it and have all the answers plus reasons and stories on how it all works. It is the one industry that everyone says they know so much about. It makes you wonder then why do people take courses and actually get licensed?
BUY & SELL
Are those that went through the licensing hoops wasting their time? I mean what is so hard about selling or buying something? We all, since we were kids, have been doing that starting with penny candy & working … (17 comments)

experience: BEEN DOING THIS FOR THIRTY YEARS REBUKE - 03/21/16 07:25 AM
This was said to me when I was conducting professional business as a rebuke. I was putting into effect my savvy of four decades in Real Estate and all the related industries including 20 years in the courts and I grant you that upon hearing some of my approaches, it would make you pause. However, it cannot ever hurt and will never come back to haunt either
I USE WHAT I KNOW

experience: CLOSE of ESCROW (coe) - 02/20/16 12:01 AM
It is the promised land of Real Estate. This is where sellers, buyers, investors, agents and any other services involved in a transaction all look forward to and the sooner the better. Close of escrow. I like the way it sounds & the path to it is different every-time. Imagine that? Same destination, different paths
LAND HO
All players in the Real Estate arenas know where we have to go. Each trade or profession involved is supporting the movement forward while the agents in charge nudge, prompt and direct the journey to this land of closure and pay-off.

experience: DATA AND PROCESSING IT - 12/08/15 02:21 AM
Anyone can gather information to no end now a days. Google it and there you go tons of it non-stop presented in so many different ways by differing people. Why study anything when instead you can just pluck it out of mid-air so to speak and then apply it? Wait a minute! Is that all there is to it?
NOW WHAT?
What to do with the data is another matter which can be fraught with doubt, confusion, hesitation and trial & error dynamics before it can gel or makes sense. That is the start-up price to pay for data. Having it and then applying … (20 comments)

experience: YOU GET THIS NO MATTER WHAT - 11/13/15 10:49 PM
I have experimented with this subject over the decades and I have found what works consistently over time and in every-ones favor too. It is simply this. I TRUST YOU whoever you are and BELIEVE YOU whatever the circumstance is until I have a reason not to. You see, YOU control these dynamics. I only observe you when you do. I don't doubt what I see or hear either. That's why it works!
