A few days ago I posted on my blog about Plaza Resort & Spa in Daytona Beach. In this post I look at what is for sale in this condo-hotel now, compare it to what was sold in 2016 and 2015, and ponder on the possible scenarious for the immediate future of our condo-hotel market in general and the market at The Plaza Resort & Spa in particular.

Sounds stupid, I know.
Very often I receive a call from people, who read a blog on my condo-hotel site, and they would call me for the advice.
They would tell me that they are thinking about buying a condo-hotel, tell me what caught their attention, what price they are looking for... They are coming from my site, so they already have pretty good understanding of the product.

Plaza Resort & Spa, the premium condo-hotel in Daytona Beach, has 34 units for sale as of January 6, 2014. There were only 10 units for sale a year ago. It is more than I expected. Yes. prices are lower than where they were 3 months ago, about 15-18% difference, but still, higher than a year ago. Not by much, though...
And, because there are 34 units for sale, up from 10 a year ago in January 2013, there are plenty of terrific choices.

There is something going on in Plaza Resort & Spa in Daytona. Joseph Gillespie is not longer with the Inner Circle Daytona, the company, which was managing Rentals in the Plaza Resort & Spa. Inner Circle has lost contracts managing other hotels, that Gillespie used to own under Ocean Waters flag until bankruptcy, and a bunch of people doing bookkeeping and performing other functions, lost their jobs. As far as I understand The Plaza Resort & Spa is still run by Inner Circle Daytona, but the founder Joseph Gillespie is not longer with them. So far everybody I am not aware … (6 comments)

Oh my… I am looking at Plaza Resort & Spa in Daytona, our premier condo-hotel oceanfront resort, and all I can see is the list of 12 units for sale on MLS… 12 units in Plaza Resort & Spa? This is a far cry compared to 2009, when we had 52 units for sale there, and the prices were from the low $30s. Funny that I receive calls every day from people who still think that our market is going down. But hey, there are always those who believe what they want to believe. I have been considering looking to buy in the Plaza Resort and Spa in Daytona Beach....but the $428 monthly maintenance fee...what is included in this? Seems high, but I know its a very nice place to live / vacation?

Plaza Resort & Spa, the premier Daytona Beach condo-hotel, is awake from the sleepy winter. A week ago there were 25 units for sale, and today only 22. The inventory is decreasing, but the prices have gone down as they always do in the slowest time of the year. They will slowly rise, expecially in summer.
Summer is when we have seasonal real estate boom in Daytona Beach Area.
So, there are 22 units for sale in MLS in Plaza Resort & Spa in Daytona Beach. Well, this is what MLS says. In reality there is 21 unit.

This is a direct oceanfront condo-hotel unit in The Plaza Resort & Spa in Daytona Beach, Florida.
Plaza is one of the best condo-hotels in the area. A few years ago I would have added «and the most expensive», but today it is not really the case. Prices are up from a year ago, don't make a mistake about it, but they are still not through the roof, and are only 35 to 45 cents on a dollar compared to the initial prices of 2005-2006 when the Resort was converted to condo-hotel.

I have not been writing about Plaza Resort & Spa, a premier condo-hotel in Daytona Beach, for quite some time. It is time to revisit it and look at what is happening in the market.
Plaza Resort & Spa is one of the oldest condo-hotels (with only Hawaiian Inn being 4 years older), but it is one of the nicest resorts in the area, a higher end property and it is reflected in the overall ambience and in higher rates and higher occupancy.

While I still see people waiting for better deals in The Plaza Resort & Spa in Daytona Beach, I can’t help thinking how resilient they are and how strong their belief in the falling market is. We often see fluctuation in the market, and it is important to tell a trend from a fluke. I was surprised a couple of weeks ago to notice a few units popping up in The Plaza Resort and Spa, a premier condo-hotel in Daytona Beach, for very low price. It looked as if the second wave of those crazy deals was coming back.

I have not visited Plaza Resort & Spa, a premier condo-hotel in Daytona Beach, for some time, and the changes are very noticeable. No, not with the building, not with their gorgeous lobby, not with the units...
It is the price. Today's price starts from $59K for a city view unit. Wow, this is back to about 2 years ago, before the avalanche of foreclosures and short sales have driven the priced quite low. The lowest price for a studio (and, by the way, with some ocean view) was $20,500 (we represented the buyer). Now a city view is for sale … (10 comments)

Plaza Resort & Spa is #2 on my list of condo-hotels in Daytona Beach area only behind Ocean Walk Wyndham Resort.
I have not posted about it for quite some time, so here it goes.
Surprise or not surprise, but there are only 27 units left for sale in the resort. Considering that a year and a half ago we had 52-56 units for sale in the Plaza Resort & Spa at all times, the inventory today is only half of what it used to be.

We are all used to Creative Financing and now it often has a bad taste to it. But there is also creative buying. It often involves doing something beyond MLS. I might involve maybe even more than an extra step. Here’s a “fresh” example.
When unit in The Plaza Resort & Spa in Daytona Beach hit MLS, I was a bit slow to inquire, and when I called the Listing Agent, he said that he already had 4 offers, but he can’t sell anyway, as it was going to an auction.

In my recent blog Changes in Plaza Resort & Spa - Daytona Beach Condo-Hotel I mentioned that Maintenance fee has been reduced by $100.02 a month. Form $528.24 to $428.22.
Wow!
I think The Plaza Resort & Spa in Daytona Beach is the only condo (and condo-hotel) in the area to reduce the monthly Association (aka Maintenance) fee. But before rejoicing, let us think about it.

We have not visited the Plaza Resort & Spa for some time. So, what happened in the Plaza Resort & Spa in Daytona Beach since we visited it last?
Well, there are quite some changes. Plaza Resort & Spa is a condo-hotel, and it has the condoowners Association. There was an annual meeting of the Association. As I wrote before, this is the Developer's association. They do not run monthly meetings, and they, pretty much do what any hotel would do.

Plaza Resort & Spa in Daytona Beach. I wrote extensively on this condo-hotel resort.
There are 33 active listings in this Daytona Beach premier condo-hotel resort right now, and there were 26 sales in 2009. This number in both categories is much higher than in any other condo-hotel in the area. The table below will give you the idea of today's asking prices. I simply want to note that we commonly distinguish between Oceanfront (East exposure), Oceanview (North & South exposure), and City View (West exposure).
